How to Cancel a Pueblo Bonito Timeshare
Pueblo Bonito is a well-known Mexican resort chain with properties in Los Cabos, Mazatlán, and San Miguel de Allende. Many owners enjoy their vacations, but some later regret their purchase due to high-pressure sales tactics, rising maintenance fees, or difficulty booking the weeks they want. If you are one of those owners, you may be wondering how to cancel your Pueblo Bonito timeshare.
How They Operate
Allegations of Pueblo Bonito ownership fraud usually start with a convincing and charming salesperson. Many people claim that the seller invites couples, in particular, to a meeting so they can get an explanation of the timeshare concept—owning and sharing a private residence with other people whenever they travel and stay at a Pueblo Bonito resort.
The couples tour the different unit areas that are said to be available for them to pick. In the end, buyers claim they received a quite different unit. Sellers also tend to persuade customers to increase their membership level, which has been criticized in many Pueblo Bonito membership reviews. For non-registered customers, the seller will convince them to at least become a member.
They will ask whether the customers own another timeshare that they no longer use and tell them that Pueblo Bonito will sell it to lower the price of the current timeshare the customer buys. In reality, they leave everyone with a large debt after signing the contract.
The worst part for customers is that the seller will never tell you about the five-day rescission period in which you can terminate the timeshare contract. They also lie and say that it will be impossible to cancel the contract after signing it. This is a typical leading indicator of a timeshare scam. This last point tends to be a major complaint in Pueblo Bonito timeshare reviews posted on TripAdvisor.
Resale Scams
The timeshare resale business is also finding its way into scamming and manipulating timeshare owners and convincing them that they could get a good amount of money for their old unit. They set up a false client with false ID documents who is ready to buy the unit immediately. They send all that fake information to the old unit owner, who is ready to give it away in exchange for some “fees” for cleaning and maintenance, invented by the scammer. Finally, the victim realizes he never received any money for the property and that he was scammed.
The 5-Business-Day Rescission Window
Mexican consumer protection law gives timeshare buyers a 5-business-day rescission period after signing. During this window, you can cancel for any reason and are entitled to a refund. This is your strongest and cleanest path out.
If you are still within those 5 business days, act immediately:
- Put your cancellation request in writing. Do not rely on a phone call.
- Send it via certified mail and keep proof of the date sent.
- Follow any notice instructions printed in your contract.
Your cancellation letter should include:
- Your name as it appears on the contract.
- Your contact information (phone, address, email).
- The timeshare company’s name: Operadora de Inmuebles Los Arcos S.A. de C.V., Terra Pacífica S.A. de C.V.
- A brief description of the property and the purchase date.
- A clear statement, such as: “I contact you within the rescission period in order to cancel my timeshare contract with you.”
Keep evidence that you cancelled on time. Without proof, you may lose your right to a refund.
Cancellation After the Rescission Period
Once the 5 business days pass, cancellation becomes much harder. It is not necessarily impossible, but it is no longer a simple statutory right. You will face obstacles:
- Transfer fees: Pueblo Bonito charges $500 per week to transfer a membership to someone else, making it costly to exit.
- Limited transparency: Critical membership details are often buried on a members-only website, making cancellation policies hard to find.
- No clear cancellation guidance: Beyond the 5-day rule, Pueblo Bonito does not provide accessible information on how to cancel a timeshare itself.
If you are past the rescission window, consider these options:
- Hire a specialized timeshare attorney. A lawyer experienced in Mexican timeshare law can review your contract for misrepresentation or breach and pursue cancellation legally.
- File a complaint with Profeco. The Federal Consumer Protection Agency can mediate disputes, but only if the contract is legitimate and registered with them.
- Stop payments. Some owners report that stopping payments leads the resort to cancel the membership, especially for Right-to-Use contracts. You may face collection calls, but these are often ineffective and unlikely to affect your credit if the loan originated in Mexico.
- List your unit for sale or giveaway. Use legitimate resale sites like RedWeek. Be realistic—most Mexican timeshare units have little to no resale value.
If you want to cancel a Pueblo Bonito timeshare, time is your most valuable asset. If you are still within the 5-business-day rescission window, send a written cancellation letter via certified mail immediately. If you are past that window, consult a specialized timeshare attorney and explore your legal options. Always be cautious of upfront fees and promises that sound too good to be true.

my sister and I purchased a time share yesterday july 15th 2015 but we want out of the deal. I don’t see where it says we can cancel please anyone help
I attended two timeshare presentations at Pueblo Bonito to get the freebies offered, and both times successfully managed to resist buying anything. But some of the tactics used to get you to sign are pretty outrageous. The timeshare salespeople are well trained to get you in the contract.
Timeshares may not be a complete scam, but they are near worthless. I listened to a few pitches in the distant past, but alas, why waste my time & theirs
The first thing that you need to do is to avoid all timeshare stuff, many people was scammed by this resort, actually i dont know how people still buying timeshare with this persons, really if you want t invest in something , dont invest on a timeshare pls.
we purchased a timeshare at Pueblo Bonitos last November. We now know it was a big mistake and want out.
Can anyone tell us
how to get our money back
or how to sell the thing
we realise we will not get our money back but if someone could tell me where I go to get rid of the damn thing I would be so happy.
We just want out but dont want to be sued for not paying the fees. Being in new zealand I dont know where to go for help.
any help appreciated
I'd like to know if there is a easy way to sell a timeshare?
I, like many others that have bought a timeshare find that it is not what i thought it would be, and it is just creating a financial burden on me.
I purchased this time share about 1 year ago, and haven't really used it because i don't seem to find what im looking for through the exchange market.
any thoughts and suggestions would be greatly appreciated.
My wife and I "own" a time share which we have yet to use. My wife and I were dumb enough to believe that "it would be great for our family!!!" As like many others we would love to be rid of it. We just are unsure how or really if it's possible. Any help would be appreciated.? Thanks in advance.
This resort really is a total scam , dont believe on those people, i went to a timeshare presentation just to see what happen , and i ve be forced to buy some weeks, now i regret for that a lot , the maintenance fees are SO HIGH , really avoid all of this and be happy in other place pls
