    we purchased a timeshare at the Grand Mayan, they sold us a time share and we want out, we purchased last Monday, and we were offered all the things that other people were offered, gave our existing timeshare and money as a deposit.What are my options?

    WE HAVE BEEN OWNERS OF MAYAN PALACE TIMESHARES. WE OWN 2 OF THEM 1 IS A "HOTEL" ROOM CALLED A MASTER ROOM. THE OTHER IS A 1 BEDROOM SUITE. WE BOUGHT THESE ABOUT 15 YEARS AGO OR SO ON THE SECONDARY MARKET. THEY COST A TOTAL OF $5,200 FOR BOTH OF THEM. THAT'S CORRECT, ONLY $5,200 FOR BOTH. OUR MAINTENACE FEE'S ARE $325.00 AND $450.00 RESPECTIVELY. WE GOT A GREAT DEAL.
    WE GO TWICE A YEAR AND HAVE A GREAT TIME. EACH AND EVERY TIME WE GO, WE ALWAYS GO TO THE "OWNERS" PRESENTATION  IN ORDER TO GET OUR "COMPLIMENTRY BREAKFAST. WHICH IN ITSELF HAS A VALUE OF APPROX $20.00 PER PERSON. NOT TOO BAD WHEN WE EAT BREAKFAST EVERY MORNING ANYWAY, AND WOULD DROP $40 FOR OUR BREAKFAST ANYWAY. 
    BEING OWNERS, WE GO BECAUSE WE WANT TO HEAR AND GET "UPDATED" AS TO THE LATEST AND GREATEST THING THAT M.P. IS DOING AND WHERE THEY ARE DEVELOPING NEXT. THIS IS ALWAYS SOMETHING THAT WE ARE TOLD WE WILL BE ABLE TO GET THIS VALUABLE INFO THAT WE SO DESPERATELY WOULD LIKE TO KNOW.  BEING OWNERS, WE WOULD LIKE TO KNOW, HOW WE CAN MAXIMIZE OUR MEMBERSHIP AND ENJOY THE POOL AND SUNSHINE, ETC.
    THEY SUCK IN REGARDS TO COMMUNICATION. THEY USE TO AND MAYBE STILL DO, SEND OUT AN ANNUAL???? GLOSSY TYPE BROCHURE TO US. HAS BASIC INFO ON IT, BUT BEING A MEMBER, DOES NOT REALLY MEAN JACKCRAP TO US AS WE WOULD LIKE. 
    WE GO EVERY TIME TO THESE UPDATES/PRESENTATIONS TO LAUGH AT WHAT THEY WANT US TO COMMIT TO, WHEN ALL WE CAN THINK OF IS THAT THEY WANT THE "LOSER" CONTRACT THAT WE CURRENTLY OWN, IN EXCHANGE FOR THEM TO GET THIS "LOSER TO THE MAYAN PALACE" CONTRACT OFF THEIR BOOKS.  WE LOVE IT, BECAUSE THEY CANNOT BELEIEVE HOW CHEAP OUR FEES ARE. WE ALSO HAVE OUR 2 BONUS WEEKS TO USE,(1 ON EACH CONTRACT) FOR JUST THE MAINTENCE FEE ONLY. BIG DEAL, FOR 300 OR 400 FOR A WEEK THEY CAN HAVE IT. PRETTY CHEAP IN OUR EYES.
    GETTING TO THE NITTY GRITTY, THESE RESORTS AS LIKE ALL OTHERS, ARE FULL OF GREEDY SALESPEOPLE THAT ONLY WANT THEIR PAYCHECK. BEING THAT WE BOUGHT SO CHEAP YEARS AGO, AND SEEING THAT THEY WANT US TO LITTERALLY MORTGAGE SOMETHING AND GO INTO DEBT FOR YEARS, AFTER HAVING NO LOAN TYPE PAYMENTS SINCE DAY 1 IS CRAZY. UNFORTUNATELY PEOPLE GET WRAPPED UP INTO THE PRESENTATION,USE THE WANTING TO "DO SOMETHING FOR US, HONEY"SYNDROME OF MAKING THEIR PURCHASE, ALMOST IMMEDIATELY GO INTO REMORSE AND POTENTIAL THOUGHTS OF SUICIDE, AFTER THEY HAVE SIGNED.
    REMEMBER THIS, YOU ARE NOT IN AMERICA ANYMORE MY FRIENDS. YOU HAVE NO RIGHTS, THERE ARE NO CODES, AND OF COURSE, AS YOU CAN TELL, NO ETHICS OR THOUGHT FOR YOUR WELLBEING. BOTTOM LINE IS SELL, SELL, SELL. THEY DO NOT GIVE A FECES ABOUT YOU, YOUR FAMILY, OR THAT THEY HAVE TOTALLY SCREWED YOU.

    NOW ASK YOURSELF THIS QUESTION> IF YOU WERE AT HOME IN OUR GLORIOUS COUNTRY AND THE SAME SITUATION OCCURRED IN YOUR OWN HOMETOWN, WOULD YOU HAVE MADE THE DEAL?? OF COURSE NOT, YOU WOULD HAVE SLEPT ON IT, CALLED YOUR MOTHER, YOUR BROTHER, YOUR SON, UNCLE, AUNT, COUSIN, LONG LOST FRIENDS, HIGH SCHOOL AQUAINTENCES, YOUR PRIEST, RABBI, ATTORNEY, INSURANCE GUY, THE GUY AT THE CORNER PARTY STORE OR GAS STATION, AND YOUR SHRINK, BEFORE YOU WOULD HAVE EVER SIGNED YOUR LIFE AWAY. WHAT THE HELL WERE YOU THINKING?????????????????????????????
    YOU WERE NOT THINKING STRAIGHT AND YOU GOT CAUGHT UP IN THE EMOTIONAL MESS THAT YOU WANTED TO BELIEVE IN SOMETHJING THAT WOULD SAVE YOUR MARRIAGE AND GIVE YOU AND YOUR FAMILY THE QUALITY TIME THAT WE ALL DESERVE, FOR A CONCEIVABLEY DOABLE MONTHLY PAYMENT. OH WELL, GET OVER IT BECAUSE THEY GOT YOU. ONCE THEY HAVE ANY OF YOUR MONEY, IT IS LIKE THE GOVERNMENT. IT IS A ONE WAY DOOR, BUT THIS ONE ENTERS A ROUND ROOM IN WHICH THE ONLY WAY OUT IS THE DOOR IN THE CORNER OF THAT ROOM. KEEP LOOKING FOR THE CORNER. YES IT MAKES NO SENSE, BUT AGAIN DOROTHY, YOU ARE NOT IN KANSAS ANYMORE. 
     IN CLOSING, WE LOVE MAYAN PALACE, BUT THEY DO HOLD THE CARDS, WE DO. REMEMBER, THEY ARE A BUSINESS. THEY ARE IN BUSINESS TO MAKE A PROFIT. THEY DO NOT HAVE LAWS GOVERNING THEIR CORRUPTION AS WE DO HERE IN THE STATES. BUT, WE ARE SO USE TO OUR SPOILED WAY OF LIVING LIFE, THAT WE ARE TOO COMFORTABLE, THAT WE FEEL AS COMFORTABLE THERE AS WE DO AT HOME, AND WE WANT TO BELIEVE AND TRUST WHAT WE ARE BEING TOLD. IT SHOULD BE TRUE IF THEY ARE SAYING THAT IT IS SHOULDN'T IT??
    IF IT IS A DECISION THAT TAKES MORE THAN YOU HAVE IN YOUR WALLET OR PURSE, WITHOUT SWIPING A PLASTIC CARD, YOU OBVIOUSLY NEED TO THINK ABOUT WHAT YOU ARE ABOUT TO DO.WTF WERE YOU THINKING.

    I have just been scammed by the Mayan Palace sales team lies, untruths, desception, etc. on 10/11/2011 and would like to  concel my contract .

    My boyfriend and I went to Mexico. While there, time share people invited us to free breakfasts, drinks, and $400 gift to attend a presentation. Although we are cautious with our money, Mayan Palace Resort managed to get $23,000 from us with promises that they would buy the current time share we had + buy from us any unused times at their resort for 3,500/week. Since the promises were too good, I asked lots of questions for which they had – what I thought at the time -- good answers. Mexico, and particularly Mayan Palace, as I have read, has swindled many Americans and Canadians out of their savings. These people know that the cost to litigate one deal at a time is cost prohibitive for many, so they lie and cheat each one of us independently, and repeatedly, over and over.
