Raintree Vacation Club is a timeshare and vacation ownership company operating resorts across Mexico, the United States, and Canada. The company markets itself as a provider of innovative and flexible multi-resort timeshare and private residence club accommodations in more than fifteen select destinations. Its flagship properties are the three Club Regina resorts located in Mexico's most popular beach destinations: Los Cabos, Puerto Vallarta, and Cancun. The company also maintains a presence at Villa Vera Acapulco and operates collections in Aspen National (Colorado), Brooksville (Florida), and Grand Junction (Colorado).

In November 2024, Grupo Royal Holiday—one of the founding companies of AMDETUR and a major player in the Latin American vacation club industry—acquired Raintree Vacation Club, including its three iconic Club Regina resorts, which at the time served approximately 23,000 members. This acquisition expanded Royal Holiday's portfolio from 14 to 17 proprietary developments, adding 3,000 rooms across Mexico, the United States, and Argentina. Raintree Vacation Club members are also automatically members of RCI, the world's largest timeshare exchange network.

Members seeking to cancel their Raintree Vacation Club memberships have reported significant obstacles. One complaint filed with the BBB stated that exhaustive efforts to terminate a timeshare agreement were met with "constant evasion and administrative incompetence". Another member reported contacting Raintree twice to request cancellation, with no response or outreach from the company.

Unlike traditional deeded timeshare properties, Raintree Vacation Club operates on a Right-to-Use (RTU) or vacation club membership model. Some industry observers suggest that with RTU and travel club memberships, the most straightforward way out is simply to stop paying fees. However, this approach carries potential consequences, and members are advised to review their contracts carefully to understand termination clauses and obligations.

The timeshare industry as a whole faces structural challenge, including high-pressure sales tactics, complex contracts, and ongoing maintenance fee obligations. Raintree is not unique in these respects; many major timeshare companies have applied special assessments to maintain or improve property conditions.

    NEVER BUY A TIMESHARE!! For the money I spent on this one, we could have traveled to a island on a private jet and spent a month being weighted on hand and foot.

    Why do Annual Maintenance Fee's continue to increase after that damn Assessment a few years ago..?
    I have been a member since 200, under Club Regina and I don't recall signing to increase fees annually.. I would't have ever purchased...

    Where is the explanation and what is the solution..?
