How does one sell a timeshare in Mexico?

I have been contacted by Grand Luxe Marketing to buy my Mayan Palace timeshare week for $40,000. I would like to sell but sounds to good to be true how do I proceed cautiously?

There is not an easy way to sale a timeshare in Mexico or other countries. The best way to get out of one will be cancelling it; at the second market timeshares have no value
