Instantly, the urge to contact the person that lied to you arises, and the attempt to reach them starts. You then realize that you can’t get in touch with the salesperson, what happens is that sales people change their name oftenly so you can’t get in touch with them, some others change from resort since they’re already burned at the one they are at. This can occur at resorts, Villa del palmar flamingos rentals companies.

It’s crucial being informed about any type of association before getting into any resale or rental company, many of these promise to list your timeshare and sometimes insist they have a buyer interested in your property, however you have to provide an upfront payment, red flag, most companies that ask for an upfront fee are not a legitimate company.

Another common lie that sales associates at Villa del Palmar mention is when you finally decide to start with your Villa del Palmar timeshare cancellation process, they affirm that your contract is under the United States Law because their headquarter office is located in San Diego, which is not true, the contract is under the laws of the place where the purchase was made, so if the contract was signed in Mexico means it is under the laws of Mexico

Additionally, the repeated lie regarding the rescission period, which if it has already passed, you cannot cancel. Fairy tale, according to the Mexican Law you have a recession period in order to ask for your Villa group timeshare cancellation, though it's not stated in the contract. 

You must be very cautious as some parts are not stated in the contract and can affect you significantly. Besides not containing the rescission period clause, it also does not include the contract cancellation clause, where it mentions that you are able to cancel the contract, evidently they don’t want you to ever abandon them.

In some cases, other clauses are included in the contract but do not help you somehow, instead it can cause an impact when attempting to cancel your membership. As for example, the 30% penalty fee if you request for the cancellation of the contract, warning, it clearly mentions the cancellation request only, it does not mean that by paying the 30% penalty, they’ll cancel the contract. When the time comes, you’ll be told that the cancellation application was not successful and you’ll remain having the contract. Don’t keep falling into their tactics to get more money from you. 

Moving further with another scam tactic is at the moment of signing your agreement, salespeople will eventually tuck in a waiver where you rescind your right to cancel your timeshare contract, this eventually would be their shield at the moment of trying to cancel your Villa del Palmar timeshare contract. Though a waiver is an illegal action in Mexico, they recur to it hoping not to get caught, otherwise they would be penalized. Therefore making you sign it it’s one of their fraudulent missions.

If you plan on attending a sales presentation or get tricked into one, inform yourself before making any kind of purchase, and even if you are rushed, read the contract carefully before signing it. Make sure that what you were told is stated clearly in the agreement, ask as many questions, doubts you have or if there is something you don’t legibly understand. Remember it’s your money, it’s your purchase, IT'S YOUR CHOICE!

    Well, we attended one of their "presentations" and caught on within 1/2 an hour. The 1st flag was when their sales representative said within 2 minutes of meeting him, "you are just here for the gifts" We flat out said absolutely not, we are here to listen to your presentation and you can keep your gifts. Anyway by the end of a 1/2 hour my Mom said " Look we are not at all interested, we came for a friend for a presentation but we are happy at the Royal Decameron Resort. He was furious and asked if we were kidding, he got up and repeated it to a MGR they stood their laughing, we basically were walked downstairs to find out ... that my Mom who is 72 years old is NOT allowed to go into this time share. I am NOT KIDDING. They have it in writing - and as a paralegal to me that is discrimination. The sales guy during this 1/2 hour presentation observed her diamond ring saying what a beautiful ring, is that a 3K, he observered my daughters fingernails of all things, he bragged about how  he makes 80-120 per year. Here is a lesson to the wise, if you are going to Mexico go for the culture, if you want to bump into your next door neighbor and not experience the culture and get ripped off then go to the presentation. Read everyone's comments they are NOT kidding. This is a timeshare, they are not full and there is a reason for it. Our sales guy degrades all other places verbally, they are very unprofessional and the people that we spoke with do not represent themselves in a manner of which they should. Perhaps the CEO's all 4 of the investors should really find out why they are not full. Stay away from the presentation it is a waste of your time, literally. If you want time shares wait until you get home and speak with your travel agent about it, not while you are on vacation

    We just purchased what they call a hybrid-points for use at any of their properties during the high season in the even year and bonus points to use in the odd year or bank and if we don't want to use the odd year 1000 points, we don't pay a maintenance fee for that year.
    We were also given a "value" trade-in for our every year, jr suite at Pueblo Bonito Rose. We paid a $350 escrow fee and sent in our signed, notarized  Membership Certificate. This is through a 3rd party. We read all the fine print and this is not a listing agreement, it is called a Value Traded Agreement. They told us we sign over the transfer, pay the fees, and they take the ownership. 
    Has anyone dealt with this before? Is it legit? I refuse to pay the 2012 maintenance fee, but am I really off the hook? My understanding is that Vacation Trade World S.A. DE C.V. now owns our PBR week, and it is there responsiblility to sell it, and we are done with it. 
    If all of this is true, then I am ok with the purchase, so far. If it isn't, I don't want to pay off the balance of the contract to save $350 if we were scammed.
    Has anyone used a biennial villa preferred membership successfully?
    We only have a few weeks to take advantage of the cash buy-out discount, but I am having nightmares about the PBR. I don't want to get stuck paying two maintenance fees, but we signed the Membership Certificate and sent it off to them.

    Buen día, compramos un tiempo compartido en villa del palmar el 9 de Diciembre de 2011 y queremos cancelarlo porque no estamos conformes con lo que adquirimos, estamos dentro de los 5 días pero no sabemos como proceder y que tenemos que hacer,nonos gustaria perder la oportunidad e poder cancelar dentro de los 5 dias, nos encantaria recibir su recomendacion.Por su atención muchas gracias

    Have a timeshare at Villa Del Arco in Cabo. One bdrm. with one week peak season and one week off-season if desired. Still have balance owing and want out. Uncomfortable with the other timeshare solution companies who seem as bad as the time share companies themselves.

    We just purchased a timeshare at villas del palmar flamingos in december and we were scammed. we signed a timeshare contract and paid a deposit by credit card.

    we received a presentation and agreed to purchase a timeshare from The Villa group(Constructora Los Arco del Caba S.A. de C.V) on Dec. 8/2011. After re-consideration and feeling uncomfortable- we researched our options and returned to the group on Dec. 10/2011 with a letter to them advising that we wanted to terminate our agreement and recieve our initial refund. After discussion-they agreed to refund and we received credit slips for our credit card( now noticing there is no date on the credit slips) We did not receive any cancellation notices(even after asking) except a copy of the dated letter that we had given them, and our undated credit card slips.

    Like others here, we were talked into buying at Villa del Palmar Flamingos because of two lies. The first being that they would sell our current timeshare to cover most of the cost of buying theirs. I can't remember the name of the outfit they referred us to (wasn't Steve Gerrard that everyone mentions) but it was a similar result. The company would not give us the time of day and I don't think makes any attempts to sell timeshares. The second lie was that we could rent out our weeks to more than pay for the maintenance fees for years where we would not be able to use the timeshare. I've tried using Villa del Palmar's rental service a few times and they either tell me that their inventory is full, or they aren't able to rent it. 
    This place is total BS in their sales tactics. If I had to do it all over, I'd still probably but a timeshare there because the place is beautiful, but I wouldn't buy it from the developer. Ebay and other reseller markets are flooded with timeshares from people looking to just cut their losses and get out of their future maintenance fee obligations. Long story short, you can buy this same timeshare online for pennies on the dollar.
    Live and learn, I guess.

    We bought a timeshare in Villa Del Palmar in 2008, 2 bed appartment as we were told that we would be able to rent all the weeks outs and make some money on it, this has not been ther case. We had hope to use the weeks ourserlves after being stung by these cowboys, however, we are unable to due to a change in our family situation. We need to get rid of this timeshare ASAP as we are no longer able to pay the maintenance fees nor use the timeshare. We have called the resort and they have not been able to help, but forwarded us to a company that could sell our timeshare for an up front fee. I told them no way as we do not have th emoney to pay for this.
