stay away from here, you dont know how annoying this people is, i had a very bad experience with royal villas resort a few years ago, my ex husband and me bought a timeshare in mazatlan,mexico , and of course was the worts investment that i could ever did , when we want to use our timeshare was never available, all the time told us that we can get another one in another place for the same quality , of course this people is crazy , dont believe in anything that they said and always say NO to all the timeshare sellers.
BEWARE!!! STAY FAR AWAY FROM THIS RESORT, THEY JUST WANT TO ROB YOU!!!

This is a complete scam. I would be better off simply vacationing where I wanted. I have yet to be able to use the package I paid for.
I bought in 3weeks ago and gave a credit card deposit....is there hope to get out of this?
The salesman told my wife and I many lies and we just want out. The point swap and rerent are non-existent and they gave us a rental company to sell for us then once paid to sell we never could reestablish contact. This was part of the sales tactic in order to get us to sign.
While staying at the Royal Villa as the guest of an owner, we agreed (after several attempts to say no) to attend a 90 minute sales presentation. They promised us breakfast and to pay for one of our tours. We told them in no uncertain terms that we were not going to buy and that we were going to leave after 90 minutes. We signed a contract saying we would stay for 90 minutes. at 90 minutes, we told them we were still not interested and that we would give them a few more minutes before leaving. They pushed and pushed and pushed and pushed before we physically stood up and left. By the time we got back downstairs, our "gift" was forfeited because the salesman didn't "sign off" on something. The argument continued downstairs (the sales mgr followed us into the lobby)with them insulting our behavior. We ran into a friend who complained of a similar situation which also resulted in a knock down, drag out fight. I would not recommend staying at a place that would treat its guests so terribly.
On February 23, 2009, I was in Mazatlan, Mexico. I was approached by a person, on the street, working for the Royal Villa Resort Club of Mazatlan wanting me to go to the Royal Villa Resort for a 90 minute resort presentation. I was assigned to a salesman named Jim Nolan. First, he showed me the rooms at the resort and then he took me to another room for a 90 minute session. At the end of the 90 minutes, I told him the Royal Villas was very nice and I have another time share in at The Inn At Mazatlan, and I am helping both of my daughters to get through college and I did not have the money. He told me I would not have to spend any money to buy the time share. They would take my time share in at The Inn at Mazatlan into their inventory and would pay me $13,110.00 for my unit which is a studio unit. I would then pay them $11,849.00 the Junior Suite at the Royal Villas. As per conversation, they told me I would get a credit on my Credit Card $13,110.00 and a bill for 11,849.00. They set up a credit card from the Bank of America RCI. I talked to Bank of America, after I returned home, and person told me I had a charge for $11,849.00 and there was no credit of $13,110.00. Bank of America told me I should call the Royal Villas. I have tried calling the Royal Villas four times and they will not return my calls. Bank of America told me I am responsible for the $11,849.00. Also the Royal Villa told me I would not have to pay maintenance fees on my units if I did not use my unit for that year. Concord Servicing Corporation called and told me that I would be billed the maintenance fee for the year 2010 in December and I would be responsible for maintenance fees every year even if I do not use the weeks.
I am really confused with all the paperwork. On Trading Places it shows I have 4 weeks, but Concord told me I only have one week per year. Royal Villas told me they were going to take my 2 weeks per year and rent them out for $1000.00 per week too. I find it odd that I have signed paperwork from other places and not just Royal Villas. I was given a signed letter from Global Services and it seems unbelievable that someone can sign this letter or promise when she is in Florida and not Mazatlan.
I have been really sick and this stresses me out and it is making me sicker. I feel like I have become a victim of fraud by the Royal Villas Resort Club.
My wife recently returned from Mexico where she purchased what she thought was the right to have unlimited access to any week timeshare for $199 per week. She would only have to pay $2,122 net for this priviledge.
Apparently, the company would take her week into their inventory and rent it out guaranteeing that she would only be out the $2,122. However, she then received a statement from Bank of America Mastercard where they had charged her over $8,000 US dollars. As the deal started to unravel it appears that the salesman was very deceptive in describing what she was buying and for how much.
During our vacations in Punta Cana (princess bavaro)on last June 2009, we have been approached by a Royal Holiday agent. After a long presentation (almost 3 hours), we signed a contract for 1 week ONLY at the same resort for 2010 for the price of 850$. One payment was done directly and 2 other payments on credit card 2 months after these vacations.
Last week, I have tried to schedule our vacations for next June last week and I have called the Royal Holiday agent at Punta Cana directly in order to confirm the date for June 20 to 27, 2010. 1) I have called many days without any answers.... 2) The agent confirmed that reservations could be done only 3 months BEFORE the planned date which is not specified in the contract that we have signed 3) This was not specified and discussed during our meeting with the agent. If this information was disclosed, we were NEVER signed this contract since my husband has very specific and limited vacations time.
Now, I am in the situation that I am not able to confirm my familly vacations dates. I already made my flight reservation for those dates.... A special TV show was posted in Canada with many customers with complaints....Contracts were cancelled. Since the total amount was paid, we do not have any legal power against Royal Holiday.
HAve you ever heard about this type of situation?
Do you think that I can have any money back from Royal Holiday about this contract?
