We were three couples who mistakenly attended a timeshare presentation at the Mayan Palace. It was suppose to last 90 mins. Unfortunately for us we were kept captive for 5 hours. The sales people are very agressive. When they finally figured out we were not interested in buying at their resort they became rude and obnoxious. Upon our arrival we were promised $500 U.S. cash for three couples to attend the timeshare. At the end we were lucky to leave with $250 only after a huge fight. They were renegging on our agreement and tried to get away with not paying us. LESSON TO BE LEARNED: DO NOT EVER AGREE TO ATTEND A TIMESHARE WITH ANYONE THAT APPROACHES YOU AT THE CANCUN AIRPORT OR FOR THAT MATTER DO NOT EVER ATTEND ANY TIMESHARE PRESENTATIONS AT THE MAYAN PALACE.
i just want to say i bought timeshare in cabo at fiesta americana, i was told wouldnt you like to vacation in a resort like this free every year just pay the maintenence fee and of course the resort which is all paid in full, now when you try to book in mexico they are all inclusive and the amount is sky high, i didnt pay for that, and the only place i can stay free is at my home resort which is fiesta americana in cancun and its really not that great we were also lied to, how can they get away with this? im confused thank you
Same thing happened to us with our current timeshare.. we were promised that their associates would buy the week if we did not use it and of course they will but for 30 cents on the dollar and then they sell it for 60 cents on the dollar in the vacation market so we pay full dues at our home resort give the week to them for 30% then we get to pay for a useless studio in Cabo Nice work Billy .. We will be back and you don't want to see us that is for sure....
Everything you read is true, the whole staff will go out of there way to lie to you, you will never be able to rent this place out for more than a few hundred dollars, the trade in is a scam.
On top of that we stayed there and the conditions of the resort are terrible, dirty along with a rude staff.
Stay away
Yes, these people outright lie from the top down. I immediately engaged a law firm that specializes in timeshare scams and got my contract cancelled and deposit refunded. Throughout this process they claimed that any lawsuit would fail. Just more lies. If you are unhappy with your situation, contact a lawyer immediately and get out.

Sorry to those of you who purchased from Mayan, as we did. They are the most unscrupulous timeshare sale group in Mexico. We purchased on the promise that we were one of the last ones to get in on a special deal: they had arranged for Wyndham to rent the room from us for the first 5 years. The rental payments would cover our payment due to Mayan, so that we would continue to own for another 20 years after the ownership was paid for. And in the meantime, we were entitled to use up to 2 additional weeks subject to availability for a reasonable cost, about $650/ week.
Here's a shock: they whole rental promise was a big lie simply to take our money. It was made in front of senior Mayan sales officials, not just by a rogue salesman.
It is my understanding that Mayan Resorts sues anyone who defaults on the payments. (We paid ours off already.) We now are unhappy owners of a Mayan Sea Garden timeshare and I detest them so much that I will never go there again. (We have been there twice.)
