How they operate
Normally, a Mayan Palace timeshare scam occur in the following way: Many people claim a sales person offers to have a long chat especially with American couples about how wonderful is to share a private place to stay every time you come to Mexico and give you a tour on the units that are supposed to be available for timeshare. Turns out people obtain a really different unit.
The sales person will never inform you of the 5 day period you have to cancel the purchase contract. Not to mention, they lie that the contract cannot be voided after it is signed. Which is a major typical indicator of the Mayan timeshare scam.
They also tend to persuade the client to level up in the resort membership, in case the client is not enrolled in one, the sales person will push them to become members at least.
They will ask if they own another timeshare that they no longer use and will tell them that Mayan Palace will sell it to lower the price of the current timeshare that the client is buying, but in reality they let people end up with the debt of both timeshares.

Re-selling of timeshare scam
Even in the re-selling of properties, the mayan timeshare scams continue to be a great topic on review blogs.
The reselling fraud happens when a scammer contacts you by phone (most of the time) to claim they have someone interested in buying your timeshare at that moment. So they ask you to transfer money to cover sale expenses such as fees for the resale company or maintenance fees.
Only for you to end up stuck with the timeshare and scammed with thousands of dollars on the “fees” you paid for
Besides checking on the Mayan palace timeshare reviews, we advise owners to be wary of the following situations which may lead to fraud.
· Service offers made by a reseller, if it promises a significant return on the sale especially.
· A resale company that says the area of your property is in high demand and has an incredible number of potential buyers looking for timeshare units.
· A reseller who promises to modify or cancel the owner's contractual obligation to the complex in which the timeshare property is located.
The following tips will help you protect your investment if planning on buying a Mayan Palace timeshare:
Look up the reseller’s name on the web and check his background. Click on official sources for complaints about the person. Also Mayan palace timeshare reviews can help you on this one.
Ask about the promotion and strategies of advertising the reseller will do on the unit. Make sure you will be involved in the process and receiving reports. If they are simply publishing the unit on a resale list, it might not be worth it doing business with him.
One sign of a serious deal is a reseller who charges fees after the timeshare sale. If they ask you to pay an upfront fee, make sure you’ll getting a refund for it in the future. Always ask for the fees beforehand.
Get everything in writing. Read the contract carefully to ensure that it matches the verbal promises you have received. It should include the services that the reseller will run, as well as the fees they will have to pay and when. If the deal is not what you expected or wanted, do not sign the contract.
Always take your time to read the full documents before signing a contract and don’t let the sellers or resellers, put you under pressure, which is typical of the mayan timeshare scams as you can learn in the reviews.
We invite you to read the following Mayan Palace timeshare reviews and share your experiences with Mayan Palace timeshare.
I have a question, if I´m out of my 5 days rescission period, can I cancel my contract trough Profeco?
I was invited to 3 different presentations in 3 different resorts, in all of them the sellers told me that the timeshare was a good investment, I trusted them and I bought a timeshare in each resort. Now that I´m researching on the internet I realized that I was scammed, I can´t believe that there is not a honest resort, all are scammers, the Mexican authorities should close the resort and get into the jail the people in charge.
I own a timeshare at Mayan palace, the salesperson told me that I can rent my weeks for $1500 USD per week, when I got back home I started doing research about my purchase and I found that my timeshare is worth less than half of what I paid for, the same resort offers weeks at lower prices, my weeks are not going to be rented, there is a lot of competition. The only price I could sell for will only cover my maintenance fee, it is ridiculous.
We purchased The Grand Mayan 3 months ago. The sales person convinced us it was a great investment in that Wyndam would guarantee the rental of our weeks for the next 5 years. Thus we would recoup our investment in 5 years. He also assured us that after 2 years the company would buy back our membership for 65% of the Fair Market Value. None of that was in writting & we signed all the contracts. Of course none of that was in the contract & none of it is true. We put $10.000 down on our credit card & owe them the balance. The only saving grace is that they gave us an adendum to say we only pay the maintenance fee when we reserve or space bank the week. They did a few other shady things. I have not yet called The Grand Mayan to start complaining. Is it worth it?
We supposedly bought in Grand Luxxe Residence Club in 2009. At that time we were told the construction would be complete next year and we would be able to use a similar apartment at their locations. We have not found this to be the case. Like Chris, in your comment section, we felt pressured to buy...told we could sell our other time share and we were given an estimate of its value on the resale market (we still have that quote. Of course, that was not true. We called the recommened brokers--no luck. We requested to get out of that contract and get some money back, if possible, but our request was denied.
We were invited to a Mayan palace timeshare presentation; they offered us money and discounts plane tickets to assist to the presentation. we hadn´t planned nothing for that day so we decided to go, they told us that the presentation would take us 90 minutes, but the reality is that it lasted more than 4 hours, listening to different sellers trying to convince us to buy a timeshare, we had never been to a timeshare presentation, so we bough that a membership could be a “good investment” then we called our daughter and we told her that we bought a membership and she told us that a friend of her also had bought one, that turned out to be a scam. So we decided to investigate and as our daughter told us, our purchase was a scam too.
BOUGHT A CONTRACT FOR GRAND BLISS ON THE BASIS WE WOULD TURN THE THREE WEEKS THIS YEAR OVER TO IMPERIAL PROPERTY MANAGEMENT AND RECEIVE 5000 WITHIN 5 TO 6 WEEKS, AND THE WOULD BUY US OUT OF TWO OF MY TIMESHARES. AFTER READING comentarios ON THE INTERNET, I BELIEVE I HAVE BEEN HOODWINKED. comentarios ARE THAT NEITHER WILL HAPPEN. i HAVE 2/3 OF THE BALANCE COMMING DUE IN OCTOBER, PLEASE CONTACT ME AND TELL ME IF I CAN CANCEL THIS FRUDULENT PURCHASE!!!!!!!!!
I think that we were scammed by Mayan Palace , we have some questions we would like to ask you, we would like to know if we were scammed and get a solution to cancel our contract in case that is truth.
We are tired of been scammed by Mayan palace first they sold us a membership for $6780 US that we could rent to get a profit, then they told us that if we want to rent our weeks we have to pay a rental company. We paid a rental company $1500US and $500 for Mexican taxes. Now nobody answers at the rental company , we haven’t received any profits and we have to pay the membership at Mayan palace, what a scam!!
