  • it’s sold as "Real State" but in fact is a timeshare contract.
  • Sales people guarantee that if the resort is not completly build in 2 years the client will receive all monies paid but it is not stated anywhere in the contract. 
  • the sales people offer to "trade-in" timeshares in no more than 90 days but at the end of that timeframe, client is stuck with the old and Puerto Bahia timeshare.

    What a rip off this company is. Not only do they tell you a pack of lies. They then stalk you for days. We went on a presentation on 10-24 with Jay Brousseau a ReMax agent from Minneapolis (supposedly) Was told they would take our 12 units at the Grand Bliss which we paid $153,000. for in on trade for $189,000. Give us $51,000 immediately and the remainder within approx. 90 days. We were getting in exchange 12 weeks. 3 deeded with a weekly rental fee $1170. and the other 9 with a $450. wkly fee. plus maid and bulter service. 2 days a year of use on a 62 foot yacht (only cost $100 day gas) private golf cart, ocean club and on and on. When we got the papers delivered to us in full the next morning we were only getting 3 weeks the money from our timeshare was not being credited, they had reduced the sales price and the number of units, no mention of the golf cart, butler service, or yacht. Delivery date of 9-2013 had moved to 12-2013 with lots of caveats for extending that. We had a guarantee rental program with a company in the U.S. for 5 years for all 12 weeks that would give us $3800.00 per week which meant we would get all of our money back in less than 5 years. We started by calling RCI...they said the program they explained to us did not exist. then called the U.S. company supposedly buying our Grand Mayan and for them to buy it we had to pay them $800.00 and wait up to 300 days for the money and there were lots more fees involved. Also Grand Mayan said the company does not exist. Called the Rental company in the U.S. and they were just as sleezy with all kinds of excuses why they did not have to pay the rent. Sent a certified letter within 48 hours to cancel the purchase although their contract said there are no refunds allowed. the local authorities say this is illegal they must give you a 5 day right of recission. Now yesterday we received 3 calls and so far today one and we are expecting one more at any time. They are first class crooks. pat and dan

    I wish we had left as soon as we saw that not even one of the Villas were complete. They did give us a breakfast, but that is not worth $5,000. We actually had paid $300 for 5 nights at the SAMBA which was enjoyable. Just ended up getting SCAMMED by the sales agent at the Puerto Bahia Villas and Spa. Only consolation is that supposedly he is not an Agent anymore for them. We need to get our money back but have not figured out how to without added cost.

    This resort had a young man named Ryan that was working for them and told us lots of lies to get us to put a downpayment on their property. We put the deposit on our American Express Card, and this company has you sign that you will not change your mind. We did not change our mind, only realized we were not getting the Real Estate that we were told we were getting. So we tried to cancel. But they do not allow you to cancel. This should have been a clue to us that it was a SCAM. American Express did not stand behind us and so we are out $5000. For awhile we thought the Puerto Bahia Villas were going to make it right, but we are still waiting. So beware. I will continue to make possible customers aware of this SCAM until they make it right with us. They need to refund our $5,000.

    I ve been to one of these presentations, I m so happy that I bought real estate or I mean fractional ownership in Mexico, fortunately in my situation everything is working the way they told me, my advise to any of you is, stop going to these presentations,we all know that they spend money to get us as tourist in their presentations Im sure that you also got paid or received a gift from them so what is the point of you posting negative comments when they Im sure give you what they promised when you finish the presentation.

    For Lynda Curtis: the contract at Puerto Bahia states that you can contact your lawyer before the contract is finalized. This they don't tell you. Because of this Amex might reverse the charge. My Co. did. Good Luck, TL

    we experienced the same thing. We told them that we really could not afford to buy another timeshare at this time. They said that they would take our current ones in trade. Told us that we would have 4 weeks there in any size villa if we would let them use 1 week to let new customers stay and they would pay us $2,600 for that week which could be used to pay any maintenance fees for the weeks we stayed there.  Everything the salesman, Ryan, said was a lie. When we got in to sign paperwork, we had been there for 5 hours and were tired and hungry.  He said don't question anything as they will try to sell you more and that will just take longer.   But then all their paperwork make you sign that you are buying not based on selling (we thought we had traded so were ok with that verbage)  and we thought the one week was just they had to have that specific to use for others to come to see their presentation. Since our other 4 weeks were to be used in any size villa.  Or so he said.  Electricity conventiently went off so they could not make copies for us of pages that had slight changes on them. 
    Everything the sales agent said was a LIE.  Now we are trying to get American Express to fight for us.

    Just went to a presentation and got the same message. They were taking our 2 timeshares and would be paid in 90 days. We were very hesitant and said that if they could not give us this money off the contract now, we weren't interested. That ended it. We were there for 5 hrs!

    Went to the time share meeting and lasted 3 mins. What an erragent prick. told him to go fuck himself and 8 hours later purchased a TS at another resort
