    The situation has been satisfactorily resolved. On February 16,2012, The contract is void now which makes me very happy.

    The timeshares are expensive but we really enjoy staying at Rose' and Sunset beach. We have traded with RCI for other condos many times but have never stayed anywhere nearly as nice.

    I agree with Armin - I too have been suckered by Pueblo Bonito Sunset in several different ways. Primarily is that when given the sales pitch they out right lie to you, or knowingly withhold information, even when asked a specific question. For instance, when asked if I could use any of the Pueblo Bonito’s for our purchased week I too were advised I could . They neglected to tell me that Iwould first have to deposit our week into RCI and then pay the exchange fee, just like I would with any other exchange.
    This is very unfair and I wish I could get out of my ownership at the Pueblo Bonito becuase of it. . Although it is a beautiful resort, it is not where we want to be. I should do this too Armin - I will take my losses and cancel my ownership and search every blog on the internet to warn people of the Pueblo Bonito’s deceit and unethical practices. BUYERS BEWARE. STAY AWAY FROM MEXICAN TIMESHARES.

    After vacationing at Pueblo Bonito Emerald Bay for two years we purchased a junior suite timeshare for every other year. We have been very pleased with it and love the resort. This year when we visited went to the owners pitch, where we were told if we purchased additonal, that we would be move to the point system, no annual maintenance fee unless we actually use it. We had a friend who had told us they wanted to sell their timeshare because her husband had died and she no longer goes. We were told if we purchased hers (annual master), plus another (annual junior), combined with our bi-annual junior, that we would have 900 points each year, with 100 = junior, 200= master, 300=presidential, and so forth. We looked at this as a great opportunity to sell to other vacationers and pay off our purchase. We were really given a great hype and got very excited. We didn't want to purchase the extra junior until we got back to US to confirm with our friend that she still wanted to sell hers. They told us that if for some reason she did not sell, our salesman had other customers who wanted out of theirs and that he would assure us the ability to buy one of those to consolidate into our contract and have the 900 points per year. Well, stupidly we signed on. When we got back home our friend had changed her mind. We contacted our salesman and he assured us it was no problem, and he would get us a resale to add in. Well, after many delays he sent us a contract (through is own company) to purchase a master, to consolidate with our others. We sent him the money after signing the agreement which said the owners would transfer the property within 48 hours of receiving the money. It has now been over 4 months, and every communication we have with our salesman has another delay. We finally told him we wanted to cancel the transaction and also cancel our purchase at EB, and go back to our bi-annual junior only. He said that he would take the steps necessary. We still have not received our money and every communication has additonal delays. We know we have been scammed, but feel PBEM is responsible to right this issue (the sales manager had even given us a letter while we were at EB that confirmed that the consolidation of all properties into the 900 points would occur). We no longer want to communicate with the salesman but don't know who to go to. We feel the sales manager is part of this scam. Who do we contact? Can anyone give us suggestions?

    Just discovered that an additional refurbishing fee of 5 x the annual maintenance fee will be charged every 5 years. This was not disclosed to us at time of purchase. Can I get out of paying this fee?

    Thanks to Briselda with Pueblo Bonito my concerns are being addressed. Pueblo Bonito has stepped up and is taking care of the problem.

    Myself and my girlfriend had went to visit Pueblo Bonito Sunset not expecting to buy. We met with Keith one of the salesmen there. He lied and told us far from the truth, stories which we believed to be true. We paid our deposit and once we were home we tried to book our first trip. Everything he had told us was a complete lie, once we finally reached someone. They had told us that we couldn't stay there, until at least a year out. We were told we had 5 weeks a year at any resort in the RCI brochure. (LIES) We didn't even have enough to stay anywhere. If we did want to stay somewhere it could only be that resort and only for a week, every other year.
    He also said we could sell our 6th week making our money back - also a complete lie.
    We have researched this company and have found numerous others who were led down the same path after asking all the right questions, they too were massively lied to and mislead to believe this would be a good deal. I urge anyone who is contemplating in signing up in "Ownership" to walk away from this. I also suggest recording everything on gopro/digital camera. Let them be aware they are being recorded before anything is spoken of.
    We are now hiring an attorney, something that should have been a fun experience has now become financially exhausting and I hope the best for others who are dealing with this dishonest fraud of a company. They are dishonest and dont care about screwing families over.

    Ryan and Connie - I'm not sure where I denigrated the resorts as fine destinations. If you choose to pay above retail to "own" a week, then so be it. I choose to go through the secondary market and never wanted to pay to own. I bought because I was told I would save money, and have many other options at my finger tips. These were all lies. Pueblo Bonito is however stepping up and looks like they will cancel my contract I will keep this updated. As a condition of my refund they wanted me to remove the negative references to Dirk Meyer. I don't see a way to do that. So we shall see. They should be able to sell timeshares without lying about the benefits.

    It is unfortunate that Pueblo Bonito has made such a bad impression, and treated you so poorly. However, I have owned several timeshares in Cabo (Villa del Palmar, Playa Grande, Melia, and Hacienda Encantada) for many years and I love them. If you are not in a postion finacially to afford them, don’t sign up. They are luxury purchases and can only be bought if your other finacial obligations are looked after first. If they are affordable for you, and you plan to vacation each year they are wonderful. I am able to take amazing vacations for far less than it would cost me otherwise.

    Today, I found out that even if I use one of my weeks to go to Cabo using my US owned time share at Vacation Village in Massachusetts; because I am a Pueblo Bonito owner, the only resort that we will ever be able to stay in must be a one of the Pueblo Bonito resorts. So by becoming a Pueblo Bonito owner I have restricted my use of my other time share ownerships. This is very unfair and I will do everything possible to get out of my ownership at the Pueblo Bonito becuase of it. I fell RCI is also a part of this unethical practice since they allow the Pueblo Bonito to put this restrictin on my account. I now feel it is also necessary to cance my RCI memebership and use Red-Week or some other exchange company for the vacation exchanges. I bought last year and only stayed at the Sunset for the first time in May. Although it is a beautiful resort, it is not where we want to be. We wanted to be in town, and bought there, only becuase we were led to believe that we would be able to use our week at the Blanco (which we loved). Anyway, if I cannot get out of my contract, I will take my losses and cancel my ownership and search every blog on the internet to warn people of the Pueblo Bonito’s deceit and unethical practices. BUYERS BEWARE. STAY AWAY FROM MEXICAN TIMESHARES.
