We purchased fractional home at Pueblo Bonito Sunset Beach - Montecristo Estates. We were told the maintenance fee was $1500 a year. The bill came yesterday, $4750 a year! Plus a 3% increase per year. Purchased April, 2011. Paid like $20,000 down and 4 $800 payments thus far.
Yes, we had a similar situation at the Villas in Emerald Bay. Have been vacationing there over 10 years, family memories now ruined its awful.
Hi Ronda-I've been an owner at sunset for years and two years ago we upgraded to Montecristo. They told us the maintenance fees were about 2000 per week (we have a two week block) and so ours was about $4500 this year, our first year in. Our salesperson gave us the wrong first day of ownership, so we are in cabo a day early and the only help they would give us is charging us a special rate of $270 for a hotel room but charged twice! Wouldn't be so disconcerting except the grocery store is still not open, and this would be an easy fix and of course, the stupid golf course is still not happening. When we visited last year we voiced our concern and asked to hand the villa back or to sell and they became very upset with us! Great customer service- not what is used to be...
When we bought at Sunset Beach we were told there would be three golf courses built on site. Since 2003 we have seen them build more units on the hill above the lobby, they have built Pacifica and then they built Monte Cristo. Still NO GOLF COURSES. I ask them every year and still get the run around.

On December 12,2009 my family and I were fooled by Omar the representative at Pueblo Bonito. Omar told us if we go and buy their timeshare he will sell ours ( that we already had) and mail us a check within 60 days for the difference in price. We were told that we had a fee of $4745 to pay and which we did. We have EVERY SINGLE paper, letter, contract, etc stating that PB is going to sell our current timeshare. After the 60 days that passed we never received a check. We called Omar and he informed us that its going to be 90 days now, and nows its been almost 3 years. We have been ignored, hung up on, given every excuse on how Omar never promised us anything, even though we have ALL the documentation that he did. We got send over to collections because were not paying them any money for the maint. fees. We then were told that if we send them another $400 they will send our current timeshare documents over to have it sold. It's been almost 3 years of waiting for that! WE DONT DESERVE THIS!! we just want our money back!

I fell for the scam where the sales agent persuaded me to sign purchase payments and make a deposit, saying he would tear up the papers and refund the deposit if I rescinded within the rescision period. I did rescind, but he never tore up the papers, and never refunded my deposit.
