Royal Holiday doesn’t have the best reputation within the timeshare resorts. Most of their sales are done under high pressure sales tactics, a high number of  members at Royal Holiday feel like they have being lied and scam and most timeshare contracts are being misrepresented.

One of the most common scams at the moment of purchase is that Royal Holiday’s sales person will make you any verbal promise to get you to sign their contract, however the contract clearly states that any verbal promise made by the sales associated are invalid unless those promises are establish within the contract.

Royal Holiday promise one of the best customer service for their members, this only happens if the current member is calling to make a payment and if you have any questions or concerns about your membership the associated is more likely to tell you they will send you all the information over email, well sit thigh because this email will never arrived,  The most common answer to any unhappy member at Royal Holiday is to Upgrade your membership no matter what is that you are unhappy about and you end up paying more for a membership you weren’t happy to begin with.

Booking with Royal Holiday is another issue, at the sales’ pitch, they promise you can travel anywhere at any time you want. This is very untrue, it all depend what points you buy and unfortunate they will always sell you the small point package so at the time you realize you need more points, you will need to upgrade and pay even more money to them.

Most Royal Holiday’s Sales are done outdoors or other locations that aren’t Royal Holiday’s Sales office, as a “courtesy” from them, they will let you purchase and sign their contract at the spot, “hey! You wouldn’t miss the opportunity of a lifetime, right?” So by this the sales associated will briefly explain you the contract as their convenient, probably letting out important information to you. Some sales associated opt for sending all the documents to your home, mean while you enjoy of your holidays or vacations, by the time you get home and read careful the contract you realize your purchase is not what you though It was and even worse realize your recession period is over.

Royal Holiday sales associate tells you are doing a great investment in real estate, another huge lie, timeshare is not nor an investment or real estate, you are leasing a hotel room for a period of time once a year, and therefore you do not own the hotel. It is not an investment because there is not market for resale or renting out your unit therefore no profit.

    compramos una membresia en  Royal Holiday hace 3 años y nos gustaria cancelarla porque, no nos esta funcionando, nunca la usamos y es mucho gasto para nosotros. Aunado a esto los vendedores nos dijeron muchas cosas las cuales no se han cumplido ni se van a cumplir porque ya nos lo pusieron muy en claro, dicen no ser responsables por las mentiras que nos hecharon sus vendedores  y que debimos leer el contrato. Es un precio muy caro que estamos pagando por confiados.

    I have probably the same experiences from what I have read. They invited us to a presentation in order to get the Xcaret package and we accepted. During the presentation they talk to you like if is the best package in the world and showing you the points that you need and what is inclusived, etc. The reason we accepted was basically because they told us that the all inclusive packages inlcluded the hotel stay and meals. But they never told us that we will have to pay for that everythime; otherwise, I will never accept to this. Now when I am trying to make a reservations they tell me that is cheaper to buy the all you can eat package than using my 60,000 points that I bought. Why did I buy the points if I have to pay for the all inclusive? They lied to us and did not explain exactly how the package works or anything about the annual memberships.  I am very dissapointed with the way they scamed us and how they painted all the scneario to make you fall for it. The monthly payments are outrageous and can not pay them, and the maintenance fee is a rip off. I contacted the finance office of Royal Holiday to downgrade the membership but they did not accept it and make me obligated to find another way get rid of tihs problem 
    I want to cancel this membership immediately and try to revover my $15,000 that I gave as a downpayment back in April 2010, since I will not pay a dime more to this unscrupulous people. I think we all should join forces with this lawyer to do a big action law suit and keep this companies away from the americans. Also, I will like to see the State Department issuing an official notification to all travel agencies and travelers to remain americans to stay away from these time share companies overseas and create a law to remove imposed charges by these companies.
    I will just hope I can get out of this mess. I already contacted timeshare scams to see if we can start the cancellation process.

    I have been scammed by Royal Holiday I need to get out of my timeshare that I have not used in over 12 years but keep paying the maintenance fees. My timeshare is paid off, but it is a waste of money on maintenance fees if I don't use the property.  I have the same problem than the  other, they promised me rental income and nothing happened.

    We were promised that our old time share would be purchased in order to pay for this one (Royal Holiday). I can not get in contact with the person who told me this. I believe we have been had, and I would like to get rid of this contract.

    When we were there October 2008, we were misled by the rep. we wanted to cancel the contract right away but they wouldn't let us saying it's against law, we have not used the resort at all since and now found out we could have canceled it. we paid in full coz we didn't want to have a bad credit. They transfer my original Whydom time share when we signed up the contract as well. we paid a rental company which Royal Holiday recommended-they said it would be rented out in high prices (as a good investment) with no problem, but nothing ever have happened, time has passed and we have wasted our money and weeks.

    We bought a timeshare from the Royal Holiday back in October 2010 and we were promised numerous things such as the maintenance fee would not increase and we could resell weeks, feel that we have been totally scammed .We have had an impossible time reaching anyone at the timeshare company to discuss our concern. Need and help getting out of our contract.

    SIGNED UP FOR ROYAL HOLIDAY TIME SHARE. INVESTED OVER $12,000 US DOLLARS AND NOT GETTING WHAT IS PROMISED. NOTHING, VERY UPSET. NOT PAYING ANOTHER DIME UNTIL WE GET RESULTS. RUN AWAY FROM ROYAL HOLIDAY IS A BIG SCAM!!!

    We were told that the Royal Holiday would purchase our four timeshare weeks from us. They promised to pay us a total of $25,000 for the four weeks. They had a contract with the prices they would pay for our weeks but we were not given a copy. We were also not given copies of our credit application and we were not told that we were applying for Bank of America credit cards.

    Nunca vayana a una presentación de tiempo compartido en Royal Holiday por desgracia yo fuí y estoy muy arrepentido, si hubiera visto este sitio antes de ir a  la presentación jamás habría  tirado $10,000 a la basura. las tacticas que usaron conmigo , por loque veo son las que usan con la mayoría y tontamente caemos. Deberían meterlos a la carcel y no permitir que sigan espantando al turismo que visita México.

    I went to Royal Holiday on May 17, 2010.  I bought into their scam of them stating they would sell my timeshare for $20,000 and there were also many verbal promises for additional weeks and other promotions.  Right now I am still talking to Bank of America .  According to Mexican law I have 5 days to cancel this purchase.  So far Royal Holiday does not agree to this 5 day cancellation.  Please let me know any information you have that can help me resolve this problem.
