Common Complaints:
- Salesperson promises to buy back the timeshare at a better price should the client ever decide that they no longer want to use it.
- Salesperson promises that they can rent out their weeks for over 4 times the price of the maintenance fee. They can choose to use some weeks and rent others so that they have free vacations, or rent them all so that they can pay off their membership quicker. The clients are referred to a rental company that charges them a listing fee to market the property and does not rent any weeks.
- In the presentation, they claim that the all-inclusive is for corporate weeks only, and for regular weeks they can choose whether or not to pay for the all-inclusive. In reality, all-inclusive is mandatory for usage at all their Cancun locations.

We purchased a timeshare From mayan in Mexico we were mislead in so many ways and are currently dealing with a closing company to sell two mexican timeshares and feel now that we are involved in a scam-we have given them $8400 already. we really apreciate your advice.

It came to our understanding that the contract we have from Royal Sunset Hotel contains many disadvantages. One of those is buying our time share from other company which in reality they will do nothing to make it happen because the original and the copy of the value traded agreement was here with us which i just saw when we came back here in USA. When my husband asked the representative yesterday she said that they don't have a copy of the agreement which my husband didn't say that we have it. She said that she will call us but she did not. They said that the value of the timeshare that we are buying is $30,000 and they are buying my old timeshare for $22,000 so the total value that I paid was $8,000. So with the original agreement with us we're just like other people stuck on 2 timeshare and paying 2 maintenance fee. And also just like other people's complain it was not a 90 min presentation it was 7 long hours and because we we're tired and kids we're hungry and grumpy they took advantage of that and gave us sweet talks and promises of this and that so we we're hooked and signed the papers. The problem was i didn't really read the fine print regarding the cancellation but it was misleading because it says there "the member may accelerate termination of this contract with the consequent refund of amounts paid within 15 calendar days, provided he/she gives written notice to the CLUB at it's domicile, that of it's representative, or that where this operation was executed, and within five business days, counted from and after the business day following signature of the contract. If the accelerated termination is made outside the term, the CLUB shall retain the amounts paid thereby as contractual penalty." My mistake was when I read the 15 calendar days I did not read everything. I rely on the 15 days which I even asked the lady that help us sign the papers, I asked her "oh there's a 15 days to cancel and she said yes" ! and i sa id "oh ok" then i did not even read the papers again when we went to our hotel. I feel like we were scam so I want to cancel this timeshare membership and want to get the money that i paid thru credit card.
I bought into the Sunset Beach Club several years ago. At the time, I was told that the Club would rent the second room (this never happened), that I could easily rent the first room myself through a rental firm that they recommended (I bit, paid money, and never got the first response from a renter), and that I could resell the timeshare at any time I liked.
I tried to sell the timeshare myself, but found out that all I owned was a worthless piece of paper. I even tried to give it away to charity, but all of them I contacted were wiser than I and refused to touch it.
After several fruitless attempts to use the timeshare, I contacted Promotora Sunset Beach Club and talked with a nice man who agreed to take back the second room and lower my rating from Gold to -- (green or blue or something)-- and that I would never have to pay anything else.
Now I am getting notices from a collection agency saying that I owe over $6,000 in maintenance fees. Of cource, I am not going to send Promotora Sunset Beach Club another Peso. But, since I have a stellar credit rating, I am not thrilled with the thought they this "Club" can impact that rating. I pay cash for everything, my credit rating or not a big deal; still, I don't like the idea of losing it.
In reading the letters on this website, all I see are gripes. Have any of you gotten a helpful reply?
I recently sign a contract at tres rios sunset club resort. The contract has an early termination clause. According to the contract they have to receive a letter by this Friday. I am staying at the resort where I signed the contract. Can I go to the office where I signed the contract and give them notice. I am not sure how to do this correctly. The contract says I am supposed to use certified mail to an address and be delivered by the 5th day. I want to make sure I do this right.
Our nightmare started on September 2008. tons on promises, exchange for cruises and points that rollover to the next year. we pay a downpayment and we have not been able to use it . they never have anything available on our dates. the rent price is super low and every single thing that they told us was a lie.
