Royal Holiday does not have the best reputation among timeshare resorts. Most of their sales are conducted using high-pressure tactics, and a significant number of members feel they have been lied to or scammed. Many timeshare contracts are also misrepresented during the sales process.

One of the most common scams occurs at the time of purchase: a Royal Holiday salesperson will make verbal promises to get you to sign the contract. However, the contract clearly states that any verbal promises made by the sales associate are invalid unless they are explicitly included in the written agreement.

Royal Holiday promises excellent customer service to its members, but this only seems to apply when members call to make a payment. If you have questions or concerns about your membership, the associate will likely say they will send you the information via email—but that email never arrives. The most common response to any unhappy member is to suggest an upgrade, regardless of the issue. As a result, members often end up paying even more for a membership they were never satisfied with in the first place.

Booking with Royal Holiday presents another challenge. During the sales pitch, they promise you can travel anywhere, at any time. This is far from the truth. Your travel options depend entirely on the points you purchase, and unfortunately, they almost always sell you a small points package. By the time you realize you need more points, you're forced to upgrade and pay additional fees.

Most Royal Holiday sales are conducted outdoors or at locations other than their official sales offices. As a "courtesy," they allow you to purchase and sign the contract on the spot, with the salesperson briefly explaining the terms—often omitting important details. Some associates even send the documents to your home while you're still on vacation. By the time you return home and carefully read the contract, you realize it’s not what you thought it was—and worse, your recession period has already expired.

Royal Holiday sales associates may also tell you that you're making a great investment in real estate. This is another major lie. A timeshare is neither an investment nor real estate. You are simply leasing a hotel room for a set period once a year; you do not own the property. It is not an investment because there is no resale market or rental opportunity, meaning there is no potential for profit.

If you want to know how to cancel a timeshare with Royal Holiday or Park Royal, we recommend that you carefully read your contract and check if there is a clause regarding the rescission period. To learn how to proceed and successfully cancel your timeshare, we explain it in detail in our article "7 Steps to Successfully Rescind a Timeshare."

Entire stay is a big buy timeshare trap. Chase you all over for a breakfast and offer tours, gifts etc ... then you don't get nothing. Don't waste your time or your holydays with these people.

I need my money back from royal holidays. What should I do?

My husband and I purchased our timeshare on our honeymoon in Cancun in 2007. We have only been able to use our points by paying RCI to deposit them, this is extra on top of our monthly payments. We have only been able to book through Royal Holiday once since we purchased. We paid our timeshare off last year and we decided that we would only pay the maintenance fee if we plan to use our timeshare. I have received many phone calls and emails regarding the maintenance fee and have even been told if I don't pay the maintenance fee it will be placed on my credit report. I was told by Royal Holiday that I have to pay this for the next 30 years. I was not told this when paperwork was signed. I have not used this timeshare I do not intend to use it the maintenance fee has went up almost $300 since I purchased it. If there is anyway that I can get out of this without ruining my credit someone please let me know.

This is the worst scam ever please beware of dirty car salemen type of people doing sales for this company. They come off so aggressive and under no cirsumstance are they prepared to take no for an answer. Beware they are liars and will say anything to get you to bind yourself to their fake timeshares. The person selling me the timeshare swore we could sell it back if we were not happy with it, and we tried to call and sell it back to them and they were like no we dont take time shares back. The sales people are liars and who the hell they paid off to to give them a good BBB score is beyond me. Beware of these crooks, cause that's all they are.
