Royal Holiday does not have the best reputation among timeshare resorts. Most of their sales are conducted using high-pressure tactics, and a significant number of members feel they have been lied to or scammed. Many timeshare contracts are also misrepresented during the sales process.
One of the most common scams occurs at the time of purchase: a Royal Holiday salesperson will make verbal promises to get you to sign the contract. However, the contract clearly states that any verbal promises made by the sales associate are invalid unless they are explicitly included in the written agreement.
Royal Holiday promises excellent customer service to its members, but this only seems to apply when members call to make a payment. If you have questions or concerns about your membership, the associate will likely say they will send you the information via email—but that email never arrives. The most common response to any unhappy member is to suggest an upgrade, regardless of the issue. As a result, members often end up paying even more for a membership they were never satisfied with in the first place.
Booking with Royal Holiday presents another challenge. During the sales pitch, they promise you can travel anywhere, at any time. This is far from the truth. Your travel options depend entirely on the points you purchase, and unfortunately, they almost always sell you a small points package. By the time you realize you need more points, you're forced to upgrade and pay additional fees.
Most Royal Holiday sales are conducted outdoors or at locations other than their official sales offices. As a "courtesy," they allow you to purchase and sign the contract on the spot, with the salesperson briefly explaining the terms—often omitting important details. Some associates even send the documents to your home while you're still on vacation. By the time you return home and carefully read the contract, you realize it’s not what you thought it was—and worse, your recession period has already expired.
Royal Holiday sales associates may also tell you that you're making a great investment in real estate. This is another major lie. A timeshare is neither an investment nor real estate. You are simply leasing a hotel room for a set period once a year; you do not own the property. It is not an investment because there is no resale market or rental opportunity, meaning there is no potential for profit.

My family purchased a Vacation club package from Royal Holiday in Cancun and got completely scammed. They have not even returned an email or phone call for over 4 months. We are not sending them any money and their finance department calls every day. We need out of this.
I have been with Royal Holiday for four years and finally I give up keeping the membership. I've been reading all the complaints on the website and I am one of the victum. I just stop my annual maitanance payment and wrote a letter to them want to cacel the memebership. They are a total liar. Please HELP!!
Hi , We signed a contract at Royal Holiday in mexico and cancelled the next day. they said becuase the contract is a dominican republic contract( even though it was signed in mexico and presented in mexico) that we have no cancellation rights is this true?
I went to a acapulco Royal Holiday vacation club to be pitched a membership we paid about $200 USD for 3 days with the all inclusive package when we were at the sales pitch I told them I would have to check them out on the web they offered me a computer so I googled "complaints ,royal holiday " and in 2 seconds I had 1,750,000 complaints so I went back to the table and informed them of this fact & they could'nt get me outta there fast enough we just got invited back this time for free I'll stick it to them 4 all of you
I attended a timeshare presentation. I gave them a down payment in the amount of $3000. I was told it was a resale and as such, I had no right to cancel within the 5 day grace period they normally allow. They asked me to sign a waiver form in which I did foolishly. They didn't give me a copy of the waiver form with the contract they gave me. I expressed my buyers remorse with them and ask if I could receive my money back only to get a "sorry you signed the waiver form." This ruined my experience in Mexico and I have been sick to my stomach and haven't slept ever since. My biggest concern in this matter is my credit. I don't want to give them another penny yet if I don't they'll ruin my credit!
tengo un problema con royal holiday todos nuestro pagos los hemos hecho a tiempo, desde que firmamos el contrato a los dias no estabamso muy contento pero lo dejamos pasar y seguimos hacienod nuestros pagos, nunca utilizamosla membresia, pero mi esposa y yo estamso utilizados en sacar un prestamo para comprar una casa y nos dicen que tenemos una deuda con Royal Holiday , en nuestras tarjetas aparecen todos los cobros y jamás hemos utilizado las instalaciones, estamos muy molestos e inconformes con el trato que hemos recibido por royal holiday y las mentiras que nos dijeorn sus vendedores.
We bought a membership at Royal Holiday and Our Royal Holiday ownership certificates state that the ownership is only for 30 years, however we were told it was a lifetime ownership. I asked via email to get these re-printed and shipped to reflect such. Our Sales Rep emailed back more peddling gibberish. - We were informed that this was an investment (the main, main reason for purchasing) and was told it could be easily rented or sold for double to triple the value, of course all was a lie.
Soy socio activo de Royal Holiday desde 2007, no he utilizado mi membresia desde entonces, en julio del año pasado hicimos un upgrade de nuestra membresia y lamentablemente no hemos podido utilizarla, deseo cancelar mi servicio pero me indican que no es posible por que ya pasaron los 5 dias para cancelar y ahora tengo que pagar completo por una membresia de 30 años, lo cual deseo no realizar ningun pago mas. My wife and I are victims of The Royal Holiday scam. They blatently lied to us. We were very interested in the all-inclusive program as they said it costs 20 dollars a day with them. In actuality they charge *0 dollars a day. We can get deals better than this easily online with better rooms and transportation to and from the airport. They also lied about it being a life time membership as it is only 30 years. We tried to get out of it after about 2 months but were unable. We have dumped almost 20 thousand into this scam and the money keeps coming out and we cant stop it.
