Royal Holiday does not have the best reputation among timeshare resorts. Most of their sales are conducted using high-pressure tactics, and a significant number of members feel they have been lied to or scammed. Many timeshare contracts are also misrepresented during the sales process.
One of the most common scams occurs at the time of purchase: a Royal Holiday salesperson will make verbal promises to get you to sign the contract. However, the contract clearly states that any verbal promises made by the sales associate are invalid unless they are explicitly included in the written agreement.
Royal Holiday promises excellent customer service to its members, but this only seems to apply when members call to make a payment. If you have questions or concerns about your membership, the associate will likely say they will send you the information via email—but that email never arrives. The most common response to any unhappy member is to suggest an upgrade, regardless of the issue. As a result, members often end up paying even more for a membership they were never satisfied with in the first place.
Booking with Royal Holiday presents another challenge. During the sales pitch, they promise you can travel anywhere, at any time. This is far from the truth. Your travel options depend entirely on the points you purchase, and unfortunately, they almost always sell you a small points package. By the time you realize you need more points, you're forced to upgrade and pay additional fees.
Most Royal Holiday sales are conducted outdoors or at locations other than their official sales offices. As a "courtesy," they allow you to purchase and sign the contract on the spot, with the salesperson briefly explaining the terms—often omitting important details. Some associates even send the documents to your home while you're still on vacation. By the time you return home and carefully read the contract, you realize it’s not what you thought it was—and worse, your recession period has already expired.
Royal Holiday sales associates may also tell you that you're making a great investment in real estate. This is another major lie. A timeshare is neither an investment nor real estate. You are simply leasing a hotel room for a set period once a year; you do not own the property. It is not an investment because there is no resale market or rental opportunity, meaning there is no potential for profit.
If you want to know how to cancel a timeshare with Royal Holiday or Park Royal, we recommend that you carefully read your contract and check if there is a clause regarding the rescission period. To learn how to proceed and successfully cancel your timeshare, we explain it in detail in our article "7 Steps to Successfully Rescind a Timeshare."

I have bought with Royal Holiday as well, and when I got back fom vacations, I told them I want to cancel the purchase and they refused to how do I get out of this mess

My husband and I were at Mexico back in January, while we were there, we got scammed in buying into Royal Holiday. We have been trying to use our "timeshare" and we haven't been getting any response. All I've been seeing online was nothing but bad things about Royal Holiday and now we would like to see if we will be able to get out of our contract. What is it that we need to do?
We have been owners with Royal Holiday since 2006. Since then we have upgraded twice because we were told that more time would allow us to rent out some of our time and it would then pay for our yearly dues. We were charged a fee one year because of the damage from hurricanes in the costal area. We tried to rent out our time and found that we would need to pay $300 each year to rent it out and may not get it rented. We also tried to rent our time through another group that our sales person recomended. That cost us $650 and we did not get any of our time rented. Is it possible for us to cancel our contract with Royal Holiday?
