Have you ever thought about renting your timeshare? Beware of timeshare rental scam companies that may reach you by phone.

Renting a timeshare is an option that you might consider if you don’t want to use your timeshare weeks anymore.

Owning a timeshare can be a headache! With all the fees you have to pay and the constant phone calls coming from the resort, it becomes almost necessary to think of a solution, especially if your debts are getting deeper.

They say you have to make something good out of something bad, and renting the timeshare could be viable, but wait! It’s not an easy task; people would rather rent a room in a regular hotel or hire the services of a travel agency that rent a timeshare, since it is cheaper and easier.

At MTS, we receive all types of complaints every day, and one of the companies our clients complain about the most is Executive Properties.

Executive Properties: Company Information

Executive properties is a travel management company.

They have an agreement with various timeshare resorts in Puerto Vallarta, and within their services, they offer to sell or rent your timeshare for large amounts of money – enough to cover the maintenance fees.

Their website contains very little information, but they claim to have had celebrities and sports figures as their clients.

According to the information Executive properties provides on their website, they have offices both in the USA and Mexico.

The office in the USA is located in Laredo, Texas, and the office in Mexico is situated in Puerto Vallarta, Jalisco.

No reviews are shown on the webpage, which hasn’t been actualized for a year.

Executive Properties – How they get in touch

As most of the timeshare scam companies, Executive properties have telemarketers who tend to contact timeshare owners that want to rent their properties.

They ask for an upfront fee that is about $900 USD, and they claim to give you the profit obtained for the rental in a 90 days period.

That leads us to the question: how do they know specifically who to call? As it was explained, due to the agreement Executive properties has with several timeshare resorts, they have access to a database that contains a client portfolio, and that’s how they obtain the potential victims’ information.

Executive Properties – Common Complaints

common complaints

We will now proceed to expose two of the most common complaints we receive from our clients about Executive Properties.

A man called us a few days ago.

Executive Properties promised him to rent his timeshare in Puerto Vallarta for two weeks, each week, for $989 USD.

After a few negotiations, he agreed to pay an upfront fee of $900 USD.

The 90-day period passed by, and he still didn’t get the money he was promised.

He tried to reach the company, but the phone lines were dead. He hasn’t heard anything else from the company since then.

Another complaint we had was about a resale scam. A woman from California was trying to sell her timeshare without success.

An executive from Executive Properties reached her by phone, telling her that he knew a person who was interested in buying her timeshare for $18,000 USD.

She had her doubts, but she decided to give it a try, since the executive told her there was no need to pay an upfront fee.

Two weeks before, she received another call. This time they told her that the transaction was about to be done, but she first needed to send a $1200 escrow.

She agreed to do it, but that was the last time she heard from them.

If you search on the internet, you will find more complaints from people who were scammed by this company.

You might also find information about the company with slightly different names, a tactic they use to cover their actions.

Executive Properties: One more timeshare horror story

Timeshare rental scams are just one more of the numerous timeshare scams that can be done day by day, but timeshare scams occur with more frequency in Mexico.

There are several cases where the victim gets scammed not only once but twice, or even three or more times.

If you own a timeshare you don’t want anymore, you have to nip the problem in the bud, and the most effective way to do that is by canceling the timeshare contract.

We have mentioned the advantages that timeshare cancellation brings on our article cancel a timeshare.

Fraudulent timeshare schemes are becoming a very real problem, especially in these economically challenging times as more timeshare owners decide they can no longer afford them.

My parents have had a timeshare for over 9 years and have only used it twice, its amazing as we went with them the first year, unfortunately now they want to sell it as they dont use it often enough to get there moneys worth and we have only used it twice also, but have been trying to sell it for over 4 years and have had no luck with any of the companies who sell them.

They are thinking of just walking away from it too as they cant afford to pay this years maintenance either, but are worried also as to how it will affect them..

    any help please

Whatever you do, steer completely clear of these scammers. They told me it was an investment in entertainment. At 15% with excellent credit, I just laughed at them. There are so many moving parts to the contract and so many things they don't tell you up front. Don't even let them entice you with money, food, gambling chips, free shows, extra points...don't even walk in the there. Save the 3-4 hours of your life on something better.

People have been warned for over thirty years on lots of TV programs and in the press about the pitfalls of timeshare,or its posher name, fractional ownership, and yet they are still buying them, the majority of timeshares are managed by crooks, its a pity because on the face of it its a good idea, its when you read the small print that the problems show up,dont touch it with a bargepole, there, you have been warned again.

It's often helpful to be well informed of contractual terms and conditions to prevent being caught in a financial bind.

Always sad to see another person get suckered by the timeshare scam. Those always sound good when you're at the hotel and enjoying your vacation, but then reality set in. You just paid $50,000 to stay at the same hotel year after year after year. You have to pay maintenance fees on top of that $50,000 year after year after year. Then you find out you could have bought someone else's timeshare to the same place, for almost the same number of weeks, for maybe 1/20th the price. Oops. Talk about buyer's remorse.

I work in the travel industry and we get calls 3-5 times a week from someone that has a timeshare and doesn't even know how to make reservations through it. They paid $50,000+, yet don't know how to use it. Yes, honestly. We get that question ALL THE TIME. "I bought this membership at the XYZ Resort five years ago and this is the first time we have a chance to use it. But, I don't know who I'm supposed to call to make the reservation. Do I make the reservation through you?" "No, that's not made through us and I have no idea who you have to contact for your timeshare reservation." A lot of them also ask if we're interested in buying their timeshare or if we know someone who does. "I paid $75,000 for these 100 weeks, but I'll sell the remaining 95 weeks for $50,000!" Uh, no thanks. I have my wholesale contract with the resort and can get close to the same weekly rate WITHOUT having to buy 95 weeks in advance.

There are certainly people that really put their timeshares to use. We work with one lady that has a timeshare in Cancun. She stays there every year for her week, plus she adds on an additional 3-5 nights through my company. She and her husband are retired and they bring their kids/grandkids down there each year. But, for every 1 person that uses their timeshare like they planned on when they bought it, I bet there are easily several hundred, if not over 1,000, people that feel like they're "stuck" with the timeshare and wish they hadn't bought it.
