There are some variables that determine how much do timeshares cost. The cost of a timeshare will depend on:

  • The size of the resort
  • The age of the resort
  • The resort brand
  • The location
  • The current market demand
  • The amenities

The cost of timeshare also relies on the economic position the potential buyer has.

A salesman can sale the same timeshare unit from $10,000 to $30,000 USD, depending on how much the person is willing to pay.

The purchase cost of a timeshare, if you buy from the developer, can go from $5,000 to $200,000 USD.

These extra costs are the ones that make the difference between buying directly from the developer and buying on the resale market.

Different story happens on the resale market, where you find properties from $1 USD.

Since a timeshare will be like a partial residence, there will be a tax implication.

It would be great if by getting a timeshare you’d only have to pay the purchase price, but along that purchase come the annual fees you have the responsibility to pay.

This fact alters the perception given by the resorts on how much do timeshares cost.

If you buy a timeshare for 20 or 30 years, you have to keep in mind you will have to pay those fees whether you use your timeshare week or not, and the fees won’t stay fixed, they will increase while the time goes by.

The fees and the taxes depend enormously on the value of the timeshare and the location.

The real timeshare cost can be deduced adding up the price plus and estimation of the following factors.

  • Extra Costs:
  •  Maintenance fee: Depending on the running timeshare resort, it can go from $450 to $750 per year.
  •  Membership fee: Some resorts charge a membership fee that goes from $90 to $200 USD.
  • Assessment fee:  An assessment fee is nothing but an extra charge made to the owner when the resort is going through a reshuffle or a restyling.

I think timeshares are a poor investment. I would never get one. Its very rare to hear anything good about them. All I hear about is timeshare relief scams and hidden fees. Be thankful you didn't fall for that.

Timeshares cost so much because there are all that freebies given to people to come for presentation and seller's commission. They give u gift to attend but very persistent. But, people buy them because they get suckered in, or really have a need (like me with large family, it is cheaper using timeshare than multiple hotel rooms). It takes some long planning and know how to use the timeshare. It took me three years to start enjoy my purchase. If you can not plan ur vacation 3-6 months out and don't take much vacation, timeshare is really a waste of time and money, and great headache as the article points out.

I can’t imagine being tied down to a particular property / place until the end of time. I like to visit new places each vacation. The price is absolutely ludicrous when you factor that one unit is purchased by 52 others at roughly the same amount. How many suckers ARE born every minute?

Timeshares are a disaster with their ever-increasing maintenance fees and their special assessments when they decide to put in a new? pool or happen to install new lighting fixtures or need to redo the landscape.

  • VictorNovember 18, 2013, 10:13 am

Altísimo, al principio te dicen una cifra, pero siempre va en aumento!

According to the American Resort Development Association, the average sales price for a one-week timeshare is approximately $19,000, plus average annual costs of $660 for maintenance, utilities and taxes.
