Fractional ownership has always been presented as a way to have a “cheap vacation”.

Timeshare salespeople will claim that a timeshare is cheaper than planning your vacations on your own, which can cost you hundreds of dollars each day.

However, they make this comparison assuming that you will be staying at a high-end resort and paying a nightly rack rate, instead of a weekly rate.

The truth is that the cost of owning a timeshare doesn’t just stop with paying the total purchase price.

There are other timeshare fees that must be taken into consideration.

By the time you pay the maintenance fees on your timeshare, plus the other fees and expenses, you’ll realize that you’ve paid as much, if not more, than the total cost to stay in a good and nice hotel. 

The Initial Purchase Price

There is no win-win situation in the timeshare industry.

Timeshares are sold by the timeshare companies for thousands of dollars, and each unit is sold to 52 different owners. 

As you can see, the industry is extremely profitable, which would explain why a timeshare salesperson can be aggressively persistent when selling a vacation membership.

Before buying a timeshare, you need to consider the following expenses:

Total Purchase Price: The total purchase price is the total amount you have to pay for your timeshare unit.

Timeshare prices will depend on several factors, such as the brand of the resort, the location, the timeshare plan and the time of the year when you’d like to use your week.

Down Payment: The down payment is the initial upfront portion of the total price.

This payment must be made to ensure and demonstrate your commitment to the purchase.

Monthly payments: After you make the down payment, the remaining balance of the total purchase price will be distributed and charged in several monthly installments.

Timeshare problems are not only focused on the fact that the units are overpriced.

The biggest complaint about timeshare ownership is about the yearly fees that the owner is obligated to pay. Those fees NEVER stay fixed, and instead, they greatly increase each year.

These are the most common timeshare fees:

Maintenance Fees: Timeshare maintenance fees are charged to cover the costs of operating the timeshare unit. The total amount is spread among all the owners.

Maintenance fees can cost from $450 to $750 each year, sometimes even more.

In fact, many people try to sell their timeshare just to get out of the maintenance fees.

Special Assessment Fees: Special assessment fees are only charged for events that are not reasonably foreseeable, such as natural disasters (hurricanes, tsunamis, and earthquakes). 

Membership fees: Some resorts ask for a membership fee for the owners to have “extra benefits”. Membership fees can range from $90 to $200 each year.

Trading/ or Exchange fees: If you wish to trade your timeshare, it is very likely that you will have to pay trading or exchange fees.

Also, if the resort is affiliated with an exchange company, such as RCI or II, you will be charged a membership fee, which is about $100 per year.

NOTE!!

Whether you use your timeshare or not, you still have the obligation to pay your annual timeshare fees. Another cost, to consider, is the cost of travel.

It is useless to own a timeshare if you can’t afford to get to it.

What Happens If I Stop Paying My Timeshare Fees?

If you ever decide to stop making your annual payments, we suggest you give it a second thought.

Protect your finances. Even if you bought your timeshare in Mexico, your credit report can be seriously affected.

Timeshare resorts work with collection agencies located in the US and Canada.

 Once you stop paying your annual fees, they will sell your debt to a collection agency.

The collection agency will report your timeshare debt to the IRS (Internal Revenue Service), which can make future financial investments extremely difficult, and sometimes impossible.

Before buying a timeshare, calculate the total purchase price, including the timeshare fees and the cost of travel.

    We left a hand write letter to the financial director to cancel our membership, he acepted, he told Us that we can cancel the services and he would try to get some money back , however he said , may be but I can’t promise to you , also he said unless won’t have to pay the monthly payment and annual fee of 1,500 .
    En la letter also we wrote how dissatisfied were with the service food and beverage , the hospitality of the last trip , and the trips before even the Financial Director agreed with us ,
    Royal Holiday haven’t stop harassment from calling and emailing, I told them about the letter and also email to cancel the agreement with them , they responded, Royal Holiday doesn’t want to cancel the agreement with you . And threatening us to send to collections agencies until we pay .
    I told them we no longer able to keep paying for financial and sickness,. I will report to the FTC for their dishonest and harassment !!

    Actually we have many problems with our timeshare membership with royal holiday, we have about 4 years with them and all i can tell is that nothing that they promised were true, so please avoid all timeshare presentations, dont get caught and avoid the risk, the maintenance fees increase every month..stay sharp.

    Absolutamente , esto fue una de las cosas que me hizo arrepentirme totalmente de haber adquirido un tiempo compartido , es increible el costo que sube una ves que firmaste el contrato , cantidades que de verdad no se como hay personas que pueden pagar eso...esten muy atentos y lean bien el contrato si es que quieren comprar un tiempo compartido , saludos.

    Deseo cancelar mi contrato de tiempo compartido. Nosotros nos comunicamos para cancelarlo por teléfono días después en el mismo hotel. De ahí quedó inconcluso después de 4 meses nos llaman para decirnos q debemos activar nuestra membresia ya q esta inactiva lrs indicamos q nosotros Cancelamos el contrato y nos dijeron que en su información no figuraba esto por otra parte cabe recalcar que nosotros no realizamos ningún pago inicial. Ahora que queremos cancelar el contrato nos quieren cobrar 3000dolares de costo de mantenimiento. tengo entendido que al no realizar el pago inicial nose concluyó con el.proceso del contrato . por favor como podemos hacer para cancelar este contrato y no pagar los 3000dolares

    The maintenance fees are so high, my father acquired a timeshare in mexico some months ago and the cost is very elevate , the fees are insane..the worst of all is that the timeshare is never available , actually m y father is very desesperated , he want to quit right now..

    We have a timeshare that the mortgage has been paid but the maintenance fees are out of control. When we got the timeshare we were not told of how much the maintenace fees would be. I have been making payments and even $300 this January to catch up. We are bad, we had not paid since we got the place, because we have had pitfall after pitfall and even lost our home. So, this was the last thing we thought about paying. I know it's our fault they now they have gotten ridiculous. They have fee on top of fee on top of fee which has pretty much doubled what we owe. Now they have not said a word since we got it, until now. Now, they have given us 3 weeks to pay $5600 which we don't have. So, all the payments I have made only went to fees. Any suggestions on how to compromise or get this resolved. We don't want to lose our place and they are not allowing us to use it, but they are letting others use our time each year.

    en mi opinion es un poco injusto que muchas veces no sea uno ni capas de usarlo pero aun asi deba seguir pagando el mantenimiento, el cual, ademas... sigue aumentando cada año !!!
