There are lots of complaints about timeshares: timeshare fees, they are difficult to rent, the misleading sales practices, the resort never has availability, among others.

The above are the most common timeshare issues; in this article we are going to talk about the
availability in the resort.

At the moment of the timeshare presentation, the timeshare sales people convince you to buy a timeshare property under false promises, one of them is that you can travel whenever you want to the resort, but this is a lie. Let’s understand first what a timeshare is.

What is a Timeshare?

A timeshare is the right to use a property for a certain period of time every year, in which multiple owners have rights to use the timeshare property and each owner is allocated a period of time to use it.

Usually the owners have one week and almost always in the same time every year. Every owner pays a part of the full price for the property.

For instance, you can use your timeshare week once a year, and the rest of the year, other owners who also bought a week get to use the timeshare property.

This is typically the way timeshares work.

Timeshare Issues: Availability in The Resort

One of the most common timeshare issues is that there is never availability in the timeshare resort.

Most people buy timeshares with the idea of travel whenever they want because that is what timeshare salesperson promise at the timeshare sales pitch, and timeshare owners have the thought that they can make a reservation at the moment they want, but if you do research on the internet, you will find many complaints about the availability in timeshare resorts.

Many timeshare owners complain that despite they are paying for their maintenance fees and annual fees, which are not cheap at all, they are never able to make a reservation.

Even you try to make a reservation in advance, 6 months or 1 year, the resort only denies the spaces.

This is one of the reasons why people want to get out of timeshares, because they are never able to go to the destination.

How Do I Get Out?

Whichever is your problem, you have rights as a timeshare owner, and yes, you can get out of this timeshare situation.

There are many solutions to get out of a timeshare, not all of them are good options, but some people decide to use them, which are: timeshare resales, timeshare donation, timeshare rentals, timeshare transfer, among others.

All of these timeshare “solutions” are very difficult to accomplish.

There is no market for timeshares; in fact, no one wants a timeshare because a timeshare has no value, besides, you will lose so much money trying to do the process.

Actually, the only good solution to get out of a timeshare is by cancelling it.

There are numerous advantages if you cancel a timeshare. This is an efficient alternative because you won’t pay timeshare maintenance fees again, you won’t have more debt, you will have financial stability, and you can travel on your own at a better price, just to mention a few advantages.

For those reasons, timeshare cancellation is the best alternative, not only for being the easiest way to dump a timeshare, but also is the most effective solution.

There are several timeshare cancellation companies who claim to help people cancel their timeshares, but do not trust these companies if they charge fees upfront.

It is important to do research on the company before making any deal with it. Mexican Timeshare Solutions only collect a fee until the contract is fully cancelled.

Never available , and that totally sucks.. we dont acquired a membership just for go 2 , 3 times per year.., really is very annoying how the resorts manage the availability at their own benefit , very bad experience with royal holiday

We have owned a timeshare for about 15 years. Used it once. Haven't been able to get a spot since then. Didn't know anything about all this scam stuff. Want to sell but don't know where to go to do it. Any info would be appreciated.

I'm still waiting for a response from Sandos Caracol Eco Resort in playa del carmen mexico concernimg the fact they were facilitators for what is looking like a scam that may be buisness as usual for the hotel. I got a feeling they may never respond to me hoping i'll just fade away.

Friends of mine bought into a timeshare that has properties all over Mexico. Their biggest complaint is that the locations are NEVER available. If you are young and working with limited vacation hours your hances of getting what the salesmen promised is practically nil.

My wife and I purchased a vacation club membership with RCI/Raintree and have never been able to use it. We've called about 10 times to plan a vacation and every single time, I get the same response "We're sold out and have no space available". These were all different dates and locations. We got scammed out of a large sum of money.

My husband and I are facing a dilemma. We were tricked into signing up for Presidente Intercontinental. The reason I said tricked is because when they were pitching to us, they promise us so many things but when it came down to it, we were unable to use the holiday. We've been paying for Presidente fee for the last 2 years but not once have we able to use any points. Everytime we call to enquire about booking, its always full. Once I call to ask for their advice on using my points, nobody wanted to help me..:( Infact, we emailed the lady who sold us the membership, she never replied. During signing, she mention that if we have any problems at all, we can always contact her...again...promises...!!

I think after 2 years of paying, we just want to cancel the membership but we don't know the process. Anybody has done this before?? Any advice would be greatly appreciated...Thank you thank you in advance for your help!!!

We purchased a timeshare from Club Regina in Aug of 2015, we were told that we could come down anytime and visit and not use our points that we purchased with the timeshare. We would of course have to pay a small fee when we stayed, but would be able to use the facility, with a 24 hour notice.
I called down to make reservations today and there is no room available unless we wish to pay $299.
What a ripoff, if you choose to go to Club Regina for the 90 minutes sales talk, take a recorder and make sure you get what the salesperson says, you won't ever hear it again, and it won't be accurate. It will change once you sign that contract, oh and by the way, that getaway package that you purchased cannot be used for one year after you purchase it, I was told that today after 3 hours on the phone with people trying to get a room. I never did get one either. But they do have my money, I paid it in full, so after paying $11, 500 for a timeshare, I will have to stay in a different hotel, does this make sense? and yes, I did call every phone number on this paperwork.

We are trying to buy a house and this is seriously destroying our credit. We need to get out, sell, something. I haven't found any answers. The timeshare is top notch, never used and I am out of a job with school loans due.
