  • Link to Give Back Timeshare and domain were purchased on the same date.

  • Claim to rid you of your timeshare in 30 days or less if all your timeshare, maintenance fees, taxes, and special assessments have been paid in full.

  • Claim to charge a flat fee of your 2010 maintenance fee + $949.

Timeshare Out (July 06, 2007)

  • Located in the same building as Give Back Timeshare

  • Claim to be a BBB-Accredited Business; however, the BBB website does not show Timeshare Out as an accredited company

  • Claim to not charge an upfront fee with a promise to sell the client’s timeshare property; however, do not mention how fees would be charged to cancel a timeshare

Professional Timeshare Services (July 07, 2009)

  • Claim to have many years of experience. 

The Owner’s Advocate (March 6, 2008)

  • Claim to be a BBB-accredited business. Upon clicking on the BBB link on their webpage, it leads to a page saying that their BBB accreditation has lapsed.

  • On the BBB website, The Owners' Advocate has an F rating for the following reasons (source: www.bbb.org):

    -Length of time the business has been operating.

    -37 complaints were filed against business

    -Failure to respond to eight complaints filed against the business.

    -3 complaints filed against businesses that were not resolved

    -This company is not physically located in Delaware. Their address at 16192 Coastal Highway is a mail forwarding location.

  • The website has the same look and feel as the previous The Owner’s Advocate site, which is now rated F with the BBB.

  • Claim to be the original timeshare consumer advocacy group with over 15 years of experience

    Royal Elite has the worst customer service ever known.. a timeshare membership shouldn’t being sold for the purpose of renting it out for a profit. it is not an investment. you should be able to do a research about the company before signing, if you are not allow to take a couple days to consider a purchase as big as a timeshare membership, you shouldn’t purchase it at all. This is another forum with more complaints made to Royal Elite timeshare sales tactics.

    People should learn from their experiences from a timeshare company without any brand name. Normally, this company has no reputation in that field. Therefore, always come with the timeshare company that has an unparallel service and no lottery draw scheme. I had an experienced with 1 timeshare with a brand name and it was so interesting and at the end of the day even i did not join in the membership, they still fulfilled their promise as a reward for attending. They awarded me a voucher without any pressure.

    Gave in and actually committed financially to a time share, just based on getting the free park tickets? Wow, that’s not a whole lot of willpower that colleague has!

    I have zero desire to get a timeshare. Don’t see how it’s worth the committment or hassles.

    I recently have been taken advantage of by wyndham resorts and am getting no help from their offices . I basically spent 20,000. for 2 nights . as they only gave me 126,000 points ..not what was promised me . When I got home the mass amount of paperwork had all the legal stuff and how to pay but the papers of my points were no where to be found

    I bought a time share. Boy, did I learn the hard way about that. First off, I tried to cancel the purchase within three days but no one called back until the fourth day, and they said they couldn't help. They also told me I could take my bloated 17 percent loan to the bank and get a lower rate. It was then I found out no bank will take on time-share loans! What can I do? They start taking the money out of my account in mid-September.
