Getting out of a timeshare contract is not as easy as it sounds. Financial obligations were made, and the resort developer will not let you off the hook very easily.

Learn the most secure way to unload a timeshare that only gives you headaches.

Thousands of International travelers, particularly from the US and Canada, have fallen victim to timeshare fraud while vacationing in Mexico.

Resort developers hire skilled salesmen to represent their timeshares as many different attractive packages, such as financial investments, deeded properties, or vacation clubs, just to increase their sales.

Unfortunately, these promises are normally made verbally, and the clients end up being disappointed by their purchase, which turned out to be nothing they were promised.

In desperation to get rid of their timeshare, they research different options to try to resolve their timeshare fraud issue.

Getting out of a timeshare contract, option 1

Renting Timeshare Weeks

Many timeshare developers sell their timeshare packages as a financial investment.

They claim that their properties are in constant demand by travel agents, and that the rentals are guaranteed if the client signs up with one of their affiliated brokers.

Most times, these companies do not perform the rental of timeshare weeks, and the client is left even more frustrated with the intent of getting out of a timeshare contract.

Getting out of timeshare contract option 2

Selling their timeshares to someone else
During the sales presentation, many salesmen will claim that if the client is not completely satisfied, the timeshare developer will buy back the timeshare for an attractive percentage of the fair market value.

In reality, timeshare developers do not buy back their timeshares.

They may refer the timeshare owner to a third-party resale company, who operates similarly to the rental agencies that collect fees to list the property, and then never follow through on the sale.

We have also heard recently of clients who have listed with a resale company that claims to have a purchase offer from an actual client.

Be careful, as these resale agents tells the client that they are required to pay the Mexican IVA taxes for the sale into an escrow account.

In a matter of days, the client is supposed to receive their payment from the purchaser, and the taxes will be refunded.

This is another form of timeshare scam because escrow accounts do not exist in Mexico.

The resale agent takes the thousands of dollars, meant to be paid for taxes, and disappears.

Get out of my timeshare

Cancelling a timeshare is a complicated procedure that requires help from people with experience and knowledge.

There are several new companies that claim to offer timeshare relief or cancellation for an upfront fee.

They may send the client paperwork to transfer the title or complete the cancellation procedure.

This paperwork never actually gets processed by the timeshare scam developer.

When the client calls the resort, they are still, in fact, the owner of the timeshare, and they have lost money to the timeshare cancellation company in upfront fees.

If you have already purchased a fraudulent timeshare and are interested in renting, selling, or want to know how to legally get out of a timeshare contract, here is some advice from our experts at Mexican Timeshare Solutions:

1)    Do not make spur of the moment decisions

Large real estate purchases and sales require careful thought and consideration about the financial implications you will incur. Many fraudulent timeshare salespeople conduct high-pressure sales presentations and offer one-day-only special deals.

This is a common sales tactic for ensuring that the purchaser does not take the time to investigate the reputation of the company, or the details of the contract they are signing.

2)    Do your research

Do not buy a timeshare or list a timeshare for rental, resale or relief without investigating the company thoroughly.

Most of the companies on our timeshare blacklisted companies are there because they have a bad reputation for scamming their customers.

If there are few or no complaints online, that is a good sign that the company is reputable.

People who have had issues like to share their experience on websites such as complaintsboard.com, ripoffreport.com, or squeakywheel.com to ensure that other people do not fall victim to timeshare scams.

Check these sites carefully before making a timeshare purchase or listing your property for rentals, resale or cancellation.

3)    Never pay upfront fees

Unfortunately, the timeshare industry is riddled with scam and fraud companies that are linked to each other.

Many of the rental or resale companies that the timeshare developers recommend charge upfront fees, which is another scam.

If the company is willing to work on a commission basis for a successful outcome, then they are likely reputable, but if they ask for fees in advance, this is the first sign to walk away.

How is Mexican Timeshare Solutions Different?

We do not charge any upfront fees. Mexican Timeshare Solutions is a results-based organization that works hard to protect and fight for consumer rights.

Timeshares are a terrible, terrible idea. My in-laws are in one of those “point” programs. What they don’t tell you is the points depreciate (or the number of points needed inflates) each year. So where you could get a nice 1 week vacation now you can only get a decent two night stay.
I’m not sure if they have found a way to get out of it, either. The contracts are ridiculous and essentially say you must stay with us forever or pay an enormous cancellation fee.

We currently have 3 time shares purchased over the past 10 years. To begin with Maintenance fees continue to esculate every year. This is a cost that you never can do away with or walk away from. In todays' world yiou can usually find a Time share to rent or go directly to the resorts and find one for a week that will cost you less then you what you pay in Maintenance fee's each year. The cost of a time share usually runs 15,000 to 40,000. Take that money set it aside and you tell me how many weeks of vacation time can you enjoy each year for this kind of monies. If you have a fixed week, this is the week you have to go. If you have a floating week, it is by far the best. If you bank the week, try to find a place you want to go to at the time youneed to go. Usually you have to rresrerve it a year or so in advance. If you are retired you have more flexability. If not you are normally confined to the summer months. That is when every one else is attempting to go on Vacation. We have tried to donate ours to various agencies. They cannot accept or will not accept. Unless you have money to burn, I would strongly suggest you not purchase a time share. The resorts will not buy them back. They have actually laughed at me when I attempted to do same. The wife & I believe that this is where they make their monies after the initial sell. (Maintenance Fees) The time shares pass on to our children after we are gone, and then the kids have the burden of the costs. We found a company who would give us what they term as Time Share Relief. We give the time shares to them, and then pay them for taking it off our hands, running into the thousands of dollars. What a deal! Even in this situation they are selective as to what time shares they will take. You be the judge.
