Royal Holiday does not have the best reputation among timeshare resorts. Most of their sales are conducted using high-pressure tactics, and a significant number of members feel they have been lied to or scammed. Many timeshare contracts are also misrepresented during the sales process.
One of the most common scams occurs at the time of purchase: a Royal Holiday salesperson will make verbal promises to get you to sign the contract. However, the contract clearly states that any verbal promises made by the sales associate are invalid unless they are explicitly included in the written agreement.
Royal Holiday promises excellent customer service to its members, but this only seems to apply when members call to make a payment. If you have questions or concerns about your membership, the associate will likely say they will send you the information via email—but that email never arrives. The most common response to any unhappy member is to suggest an upgrade, regardless of the issue. As a result, members often end up paying even more for a membership they were never satisfied with in the first place.
Booking with Royal Holiday presents another challenge. During the sales pitch, they promise you can travel anywhere, at any time. This is far from the truth. Your travel options depend entirely on the points you purchase, and unfortunately, they almost always sell you a small points package. By the time you realize you need more points, you're forced to upgrade and pay additional fees.
Most Royal Holiday sales are conducted outdoors or at locations other than their official sales offices. As a "courtesy," they allow you to purchase and sign the contract on the spot, with the salesperson briefly explaining the terms—often omitting important details. Some associates even send the documents to your home while you're still on vacation. By the time you return home and carefully read the contract, you realize it’s not what you thought it was—and worse, your recession period has already expired.
Royal Holiday sales associates may also tell you that you're making a great investment in real estate. This is another major lie. A timeshare is neither an investment nor real estate. You are simply leasing a hotel room for a set period once a year; you do not own the property. It is not an investment because there is no resale market or rental opportunity, meaning there is no potential for profit.
If you want to know how to cancel a timeshare with Royal Holiday or Park Royal, we recommend that you carefully read your contract and check if there is a clause regarding the rescission period. To learn how to proceed and successfully cancel your timeshare, we explain it in detail in our article "7 Steps to Successfully Rescind a Timeshare."

Is a Royal Holiday membership worth it?
If you know someone who is considering buying a membership with Park Royal/Royal Holiday, share this information with them so they are aware of all these opinions and complaints and can make a decision about whether the Park Royal/Royal Holiday membership is really worthwhile.

At the presentation, Royal Holiday tried to sell us a timeshare and in order to do so, they guaranteed the purchase of our old timeshare for 49, 900 USD. They rushed us to sign the paperwork without giving us time to read them. I never knew about the 5 days period of cancellation, actually, THEY never told me!! And now i don't know what to do, because all they told us, was a LIE.
This is criminal. When you call, I'm given the constant run around. Good luck getting a hold of anyone. Now with annual fees approaching $1000, I just want to walk away; however, before I do, I would like to participate in some sort of government oversight alliance or potentially legal action against them.
Please, please NOBODY buy a timeshare especially in royal holiday. They are nothing but liar and scam artists. Once they get you that's it. It's a living death sentence. You get tossed around department to department. A few time I booked a hotel (1) one month in advance still when I get there the hotel was not given the payment in form of a credit. So I end up paying for the room myself because I had two children with me at 11 pm cold and raining outside and had to get in a room.
