This is really valuable info. I had looked into a particular timeshare and found out it was only good for a limited amount of time.
Wyndham finally quit bothering me but took back their property with over $55 thousand in equity and left me with a bad credit report. I've reconciled myself to not getting any money back but wish I could force them to get rid of the bad credit rating. Any suggestions?

I have been scam with timeshare resale companies also I understand how this gentleman feels, I am a Wyndham owner and I have had several timeshare reale telemarketers calling I was scam out of nearly 2500.00 dollars I have reported these companies to attorney general in Florida. We need to put these companies out of business.
I'm a bit confused by just some simple googling on how a wyndham timeshare works. Sometimes I see people selling points that are with a fixed timeshare location. I thougth Wyndham was just a point system where you can redeem points at any timeshare? What are the fees you pay each year? Are there some type of grandfathered accounts that don't have these fees?
I suspect a lot of people end up buying time shares not because they want them, but because they’re persuaded by the hard sell pitches that accompany many of the “free gift, just listen to our presentation” type offers
They're a scammers, and actually i agree with the article, the sales presentations are very agresive
So happy to have found this site. We seem to learn a lot about our Wyndham ownership all the time. So we have 252k left for 2013-vip member. We cannot take any more trips, so I know we can either convert to maintenance fees or deposit in RCI. Any other ideas of what we could do? We could take a road trip for a long weekend, but need to stick close to home, do they convert to hotels? Or any other goodies?
One should never "invest" in a timeshare . A timeshare is a depreciating asset and you will almost always lose money on them (think of the value of a car the minute you drive it off the dealer lot). While there may be reasons to get a timeshare, investment should never be the reason.
I am not sure whether or not you use the same Wyndham Vacation resorts that I do but I love my Wyndham Timeshare. They are what they are. If you are not happy with it. I know sales people are not always the most reliable in the honesty department but what sales person doesn't lie or stretch the truth.
I own three separate deeds now. If you are going to use it, it is worth it. As for the fees I pay 120 per month total. I am a VIP which gives some added benefits such as discounts on some reservations but the VIP thing is not the most alluring feature of Wyndham. It is the flexible point system and not paying a fee every time I want to book something.
Relating to annoying timeshare sales people, If you tell them no they normally do not bother you. If you do show an interest the will ignore you. Sometimes they bother me sometimes they do not. Every time though. it is because I have shown an interest even though I may not realize it. If they say " do you know about the updates to your ownership" say yes. If they say " would like to receive a prize for participating in an owner update" say no, unless you want to be hounded by an opportunistic sales person.
It may not be for every one but I can handle the down side to Wyndham Ownership because what I get in return outweighs the down side.
