    Before you purchase anything, you should always read your contract. Although if you have made the mistake of purchasing a timeshare without fully understanding the contract you don't have to keep it and continue paying it.

    The timeshare contract is cancelable and your monies can be refunded. You are not alone.

    DO NOT BUY IN ROYAL HOLIDAY. We joined in January 2011 and have an horrible experience ever since. They lie and avoid at all costs. We were never told about the maintenance fees and the terrible availability. They told us there would be a representative waiting at the airport each visit and there wasn't, you are on your own. High pressure sales people don't allow you to leave the presentation to check websites and do a search of the company or you forfeit the deal. (this alone should have been a red flag) They didn't have all the documents for us at the time of the deal saying that they weren't ready for the new year. They would mail them to us. It took 3 months. The contact people are either rude or evasive until you make a stink then someone contacts you or at least says they did. Didn't in our case after the initial contact. The price for flights is ridiculous and not what they assured us. The cost of a vacation thru Royal Holiday would cost more than just booking it yourself at the beginning. Most we have looked at cost at least $1000.00 more when you factor in the all inclusive and airfare. JUST DON'T GET HOOKED BY THE WONDEROUS SPIEL ABOUT ROYAL HOLIDAY, ITS ALL FALSE.

    I attended a presentation once in this resort, identical routine. I told them I never make aninvestment without consulting with my financial counselor or lawyer. They said, “We have a financial counselor here that you can talk to.” The scamminess would be hilarious if it weren’t so blatantly aggressive.

    It is incredible that this company is still allowed to operate in any country. While their sales practices prove effective in getting unsuspecting consumers to part with their hard earned money, they are as unscrupulous as they are overbearing, I have never experienced such hard-selling, with promises that seemed too good to be true ... because they were ... but, they do not give up. They will continue to promise you all of the bells and whistles, VIP this and VIP that, until you sign. AND conveniently there is no wifi in that room for you to look up any reviews about them online if you had no prior knowledge. Well lucky for us, we looked the moment we left the room (which by the way, was supposed to be 90 minutes, but turned into nearly 6 hours) and were able to stop any transfer of funds. In addition, thanks to a little thing in Mexico called PROFECO, which we visited the next morning, we were able to make sure we had no further obligation. You do have a 3 day period to cancel any type of contract in Mexico and I recommend contacting PROFECO anytime you are in Mexico and have an issue. The people at RHC are scam artists at their finest and they work as a team, so that if one person is not working out, connecting, etc. they send in another person and so on until they find just the right one. Save your time and money or it's a guarantee that you will regret it.

    I CAN'T SELL ME TIMESHARE LEASE AT ROYAL HOLIDAY IN CANCUN. WHT ARE LEGAL OBLIGATIONS OF JUST NOT PAYING THE ANNUAL MAINTENANCE FEES AND WALKING AWAY.

    I recently have been taken advantage of by Royal Holiday resorts and am getting no help from their offices . I basically spent 20,000. for 2 nights . as they only gave me 126,000 points ..not what was promised me . When I got home the mass amount of paperwork had all the legal stuff and how to pay but the papers of my points were no where to be found

    I don't own one but I went to a sales presentation to get the free gift, and listened to the whole talk and at the end, they said the interest rate was 15%!! And we have perfect credit. It would have to be a pretty spectacular investment to make it worth it to BORROW MONEY to invest, especially at that interest rate. Such a timeshare scam.

    Somebody need to do something quickly with those guys, my family last year were involved on a very akward situation , we bought some weeks on royal holiday mexico , at that moment i thinked tht was a good idea, but when we wanted to use it they told us that could not be posible, cause was busy etc, so then i realize that i made a big mistake..
