As soon as you hear some deal too good to be true, you need to think twice. We have talked before about this in:

Complaints
As many timeshare companies in Mexico, this is another one with many complaints about timeshares, being the next the most common:
- Owners are never able to use their timeshare ownership. When you call to plan a vacation, you always get the same answer: “We’re sold out and we have no space available”.
- Special assessment fees are too high and arrive every year, despite that there is nothing in the contract about these fees.
- Timeshare maintenance fees increase considerably during years.
- The contract with Raintree timeshare indicates that if the fees are unpaid for two years, the membership will be forfeited, but is not completely true; they will send you to a collection agency.
- Raintree timeshare promises to sell your previously owned timeshare to sell you a new timeshare with them.
- They deceive you to make you sign the timeshare contract and make false promises at the presentation.
- If you try to sell your timeshare on your own, they send a letter denying you the right to sell your timeshare.
- When you finally can make a reservation, they tell you that you need to do a timeshare upgrade your timeshare membership because you don’t have all the benefits.
- The customer service department at Raintree is very bad.
10. If you try to cancel your timeshare directly with them, they don’t agree and tell you that you sign a contract with them for “x” years, and then they send you a bill with an assessment fee.
Raintree is one of the most fraudulent companies in the timeshare industry, and cut string with them is very difficult. But you still have an option; you can cancel your timeshare purchase.

I had the same experience back in 2007 as well. Lots of promises of things that did not happen. Was told that I could sell back up to 4 weeks a year for roughly $2500 a week. Later when I attempted this, I was told that you could only do that once you paid off your timeshare. Recently was contacted regarding my maintenance fees. Has anyone pursued a lawsuit against Raintree?
No secret that they and a whole lot of other Mexican TS outfits lie like rugs. Nothing they promise is in the contract. I feel certain that eventually you will get what they took from you, but it will be neither quick nor easy.
THIEFS & LIARS!!! That is what you will find at Culb Regina. They bait and switch, they say whatever it takes to convince you this is a good deal. But after hey have your money they don't care. I suffered an injury and was unable to keep our reservations. We called them immediately to let them know we needed to reschedule due to medical reasons. We even told them we could provide the medical documentation that prohibited me from traveling. They did NOT CARE and said they would have to charge us the $30 cancellation fee. Club Regina reps (spoke with 2) continued to insist that everything was "in the contract" and that they could not change the fee. We tried to reason with them, but they wouldn't hear anything we had to say. I'm just glad we didn't purchase a full time share, we got a "trial package" do they really think after this treatment they can con us into paying more money for a timeshre?? I THINK NOT!!!
I recently have been taken advantage of by Club Regina resorts and I am getting no help from their offices. I basically spent 30,000 and I have not recieved what they promised me. When I go home the mass amount of paperwork had all the legal stuff and how to pay but the papers of my points not.
We have a timeshare in club regina los cabos. We are a couple of years behind in maintenance They are just starting to make noises about taking us to court We want out. Do not want any money for it, just cancel.
my sister and I purchased a time share yesterday September 30, 2015 but we want out of the deal. I don’t see where it says we can cancel, please anyone help
Beware of Club Regina. First time in 13 years that we got stiffed on a time share presentation after bring there for 90 minutes.
Unique Suggestions: Don't go. If it sounds too good to be true, it might not be true.
We have just purchased the silver package at Club Regina in Los Cabos and I am scared that it was a big mistake.
I too fell victim to Raintree's claims that the timeshare was an investment that would increase in value, which obviously isn't the case. Aside from the monthly maintenance fees, which continue to increase, the initial investment is lost and will never be recovered. If you know of legitimate sources that can help get out of the timeshare without large lawyer fees or a hit to credit scores, it would be greatly appreciated.
